Browse Forums Building A New House 1 Apr 09, 2009 2:24 am Hi, we are building our first home with Metric0n, and we are up to the last stage which is the inspections and the hand over stages. Our house is still getting completed and we should be looking at about early May for the settlement date. I've been searching online for housing inspectors to do a pre hand over inspection for us. i have called up 2 places and one person quoted me $350 inspection +report and the other $650 inspection + report. i have looked up Darbecca because they seem to have had good recommendations in this forum and they charge about $580 inspection + report. i have tried to search for Kevin Mc Donald but i cant seem to find a website or contact number for him anywhere. Our house is a single story building, area is 328 sqm we are building the zenith 31 (which is no longer available at Metric0n) I was wondering does the more expensive the price mean that the more thorough the inspection will be? or should i just save some money and go with the $350 inspector who would do just as good a job. He said they are updating their site to a new server and it isn't going smoothly... but he should still be getting your emails. Peter called me directly after receiving my email, and we spoke for a while. He was very good, did alot of explaining and even talked me down from 3 inspections to 2... saving me $600! Both have lots of experience, and great reviews from this forum I haven't chosen one yet (my time is running out, so I gotta do it soon!), but I will probably go with one of them... Peter has been great and has already paid for himself according to my DH. We are getting all stages inspected and it's costing less than 1% of the cost of the build. During our lock up stage, Peter spotted some ******* brickwork. We sent PD the report and PD have ripped it down and had it redone to spec. I was a bit concerned that the SS might have a problem, but it's been great. Peter has been great to talk to and has been happy to discuss queries we have had when the SS has said things we were not sure of. ( SS was right, just did not explain it very well) I tried a number of times to call and email Kev because of his reputation on this forum but have never heard from him. The inspector has been in the industry for 38 years and he picked up over 160 observations. Cost $650 +gst. I think the money is well spent. As the inspectr has so much experience, the builder cannot really discredit his findings. Hi Mimi - Thanks for the contact details for urbaninspect. i have put in a quote request with them just now, so will see what they come back with Kevins current rates: Frame inspection is $440:00 Pre Plaster Inspection is $ 495:00 Pre Handover Inspection is $ 550:00 All three have a $ 30:00 discount available on them if paid for on the day or within 24hrs of the inspection taking place. As mentioned in another thread, I can definitely vote for Peter. hey WeezB, yeah when I was on the phone to him, I asked if $350 was the actual price or is it just a quote, like could anything happen during the inspection that could change / bump up the price? and he said narh, $350 will cover the whole inspection + report. Maybe there might have been a misunderstanding some where, I'll give him another call and ask him more clearly as to what the $350 covers and how thorough the inspection is. Hrm..but he does sound a lot cheaper than everyone else, who seems to be $500+, which makes me even more curious of the quality of work. I know price can't always determined the quality of work, just cause its cheaper doesn't mean the standards wont be as good....or does it..it just leaves me to wonder... thanks WeezB.
