Browse Forums Building A New House 1 Apr 08, 2009 11:37 pm hi guys .. what if i want to change a door in the architectural plans that we've received? .. like install a bigger door instead of a smaller door and sidelight? .. will that be an architectural change? right now i have space for 1 sidelight and 1 door .. or just 1 big door .. is this change going to cost us (apart from the door cost) .. we want to specify this .. we have only signed a tender .. no building contract yet .. someone told me that they will re-do the plans and will charge $1-2K to re-do the plans … yikes.. that’s scary!! --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Re: Changes in architectural plans .. needed or not? 2Apr 09, 2009 7:22 am This is the process with our builder: 1. Accept Tender (pay plans deposit) 2. 1st set of plans drawn 3. Unlimited free changes made 4. 2nd set of plans drawn 5. Accept new plans 6. Any future changes require $1000 fee (unless it's during the colour/fit out selection process) 7. Plans go to council AND we don't sign the contract until after council. You might want to check directly with Fowler what they say - though they should have outlined that to you when they first gave you your plans. Thanks for that!.. its just that when we accepted the tender he mentioned that “of the plans have mistakes which are on their part they’ll fix it, otherwise if we change things it will incur a cost” .. it sounded weird cause to get anything right in the very 1st go is an ideal world thought! .. Anyways, they haven’t changed the measurements of a room like they had agreed, I’ll trade-in that point with the door change .. FOR FREE! .. Here we go .. our 1st argument .. ha! But with my builder, once we sign the tender contracts, plans are drawn up for our final contracts. If we want to make changes, they will charge us $100 per variation. So I'm pretty sure you are still able to make changes . Our sales agent made a big deal about not being able to make structual changes but we spoke to our pre start agent about extending our ensuite under the eaves (after we signed the contract) and even though she warned it could cost up to $2000, it ended up being very resonable (only $800 and we didn't have to pay any fees). 2 7717 6 11469 Really tight at the top of the stairs- how to get furniture into those rooms?
