Re: How long from final contract signing - starting to build? 9Apr 27, 2009 10:54 am document prepared before signing is termed tender document and after it is signed by the 2 parties it becomes contract document.Any changes(variations) after the contract may cost u a bomb as u are at their mercy. Under HIA contract the contract duration only starts after the builder get the building permit(allowed 90days) and another 21 days to commence work. Therefore the total days will be the signed period plus 111 days! Correct me if i am wrong Re: How long from final contract signing - starting to build? 10Apr 27, 2009 12:12 pm It also depends on if your land is ready to be built on or not and how long your bank takes forever to approve it all. We signed our contract before our land settled. Then once settlement took place there was a problem with the water authority losing the sewer diagrams relating to our easement. All the houses on our side of the street were delayed two months because of that little bureaucratic blunder...on top of the three-month land settlement delay... The builder was right on the ball though - as soon as all the red tape was sorted out and the permit came through, they started work within a week. That ended up being four months from contract signing though. Re: How long from final contract signing - starting to build? 12Apr 27, 2009 7:13 pm Who knows - we aren't building yet. We signed our contract 5 Feb but are just waiting on the building permit. Which I have been told can take 2-6 weeks then I've been told its approx 2 weeks after that when we will start building. I hope its soon! Re: How long from final contract signing - starting to build? 13Apr 27, 2009 7:16 pm we signed our contracts before our land settled also.. and our plans were not final at that stage either.. so we had about 8 variations after the contract.. we also then had to do all the colour selections, etc after the contract signing. So not a straight forward question. Re: How long from final contract signing - starting to build? 14Apr 28, 2009 10:23 pm Ours was 11 months We have no idea why it took so long as we bought our land outright....council only took a couple of weeks for approval.... One of the excuses was that in November 07 they signed up 200 house and land packages, but our response to that was (well I won,t quote it word for word ) what the hell has that got to do with us as we signed in July 07 so surely we were before them....wrong Anyway 23 months later we moved in and all the stress and frustration is now a distant memory....well almost Cheers Mel Building on 9 acres Re: How long from final contract signing - starting to build? 15Apr 29, 2009 10:46 am opppsss double post Building Thread viewtopic.php?f=31&t=13002 Site start: 8th July 2009 Handover: 11/12/2009! 5 months total build time. 40 sqs of luxuary...Bliss! Re: How long does it take to go from Tender - starting to build? 16Apr 29, 2009 10:49 am pinkfairymagic From signing the authority to proceed and paying our builder a deposit (signing off on tender) to site start we are expecting a total time of about 7-9 weeks. We signed off on the tender on March 2nd and they will be on site no later than the start of May 2009. Signed up (tender signed): March 2nd 2009 Contract signed: March 25th 2009 Site start: No later than May 1st 2009 Oh how I was soooo wrong! We signed our contracts 8 weeks ago and we are still a few more weeks away from starting but this is due to our finance taking so long (5weeks) and then we have to submit to council after that so we are a little while away yet, although we have been told our council is really good and they dont take any longer than 2 weeks, our builder has had council approval within 2 days before so here's hoping we arn't too far away.
