Facts: Myself and my partner recently made an offer subject to getting planning approval on 2 acres west of Warrnambool. We are at the stage with our draftsman to submit to planning. We have been told that our planning permit will take around 8 weeks to approve. We have pre-approval to spend $300k on building. We had previously planned on going with a private builder - however now that M3tricon is offering the additional money on the FHOG we are thinking we could go with them. However, we are worried that we wont get the FHOG boost or maybe nothing at all. What are everyones thoughts on the grant being extended? And what does everythong think of Metricon as opposed to a private builder for the $300k we have to spend...? Any advice would be great as I am becoming incredebly uneasy about getting the FHOG boost if anything at all. We looked at all the options of volume builder vs private builder vs custom builder. We ended up deciding it was too risky to build with a small private builder in this economic climate in case they went under. We found all the custom builders were about $500K for a house about the same size with similar inclusions compared with building with M. Obviously you would have an amazing one off design with a custom builder but we couldn't stretch ourselves that far when we had to pay so much for land. So we are building a 40sq house with M for about $330K including all site costs, two storey, caesarstone throughout, bifolds, colorform throughout kitchen, full wardrobe fitouts, larger front door, lots of downlights and other electrical extras, a huge feature window in kitchen, rendered balcony and many other things-we thought it was pretty good value in the end. You can't get much variation on M's plans though so you have to be happy with a floor plan and any extras you want will be very overpriced. M sounds like the better option for the amount of money, and as we are only after a single story 28 square dwelling we should be able to get what we want within our budget! Just to give you an idea, for the house only, its cost us just under $260k. Thats with upgrade packs, ducted aircon and a few other little options as well. Good luck with your decision !! Other upgrades driveways, landscaping.... i recommend you set aside 25% of what the contract price is for things to do after hand over. ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: M3tricon Vs Private Builder 9Apr 10, 2009 12:51 pm I had a tender done by M and the extra grant offer is on one of three upgrades you can choose from and it is not the full amount they are offering it depends on which house you choose the more expensive the house the more you will get from their grant if you choose a kitchen upgrade or the other promo or the grant you are only entitled to one, Re: M3tricon Vs Private Builder 10Apr 10, 2009 3:57 pm We'vre recently decided to go with a private builder over the big boys and girls and you will find that alot of the "extras" that the big builders make you pay for are standard with the smaller builders.. E.g. higher cielings etc.. We are in the very early stages of planning but our estimates have been very pleasing to date. Remember that the big builders base prices are lower, but thats not the price of thier display homes.. If you're going for display home quality, add another 55-75% of the base price... we had a quote for a base price ($150k) house once fully specked out it was around the $265k mark. It was a lot more expensive at a base price before we talked about upgrades which most volume builders were throwing in. The final deciding factor was being able to walk through a display and actually feel what the house was going to be like rather than off a set of plans. I also was concerned that it is hard to check the reputation of a smaller builder. They only give you contacts of people who are going to give good responses. I think in Warnabool they would be using local builders. First find out if they are reputable and then compare apples with apples. And fingers crossed they extend the FHOG! Fi has moved in!! If you already have a contract, is the inspection cost stated in there?
