Does anyone know where i can find out details or regulations on zero lot lines. reason I ask is..... their garage will form part of our fence, as they are building right up against the boundary. I have notices their slab is right up against the boundary. What happens to their eaves?? will they hang over on our block?? Is that legal??? Maybe they dont have eaves at all?? is that possible??? Help 2Apr 07, 2009 5:13 pm Yes it is possible. They will not have eaves and the gutter will sit on top of the brickwork so that no part of their build will be over your boundary. If this is the case there are no eaves or gutters and its basically considered on your behalf to be a brick fence. In WA the owners are required to ask you what colour render or face brick you would like. It doesn't sound like you are in WA or this would have already happened. Every circumstance Ive seen shows that the neighbours need to be consulted. Im not sure if this applies in Qld. I have no issue with them building on the boundary ( as long as it stays within their lot... of course ) as I have 25 mtr frontage But I wonder what happens now with regards to colour. I wonder whether I am allowed to paint or colour that wall??? The colour they pick for their house may clash with my own colours. You should now be able to choose what colour if its going to be rendered and you don't like the colour they are painting it. Or what is quite common is for them to do the parapet in a neutral coloured face brick such as limestone colour. But it is essentially your wall to drill into and hang things off if you like I would contact the council or there builder if you don't know what your rights are. Re: Zero Lot Lines???? I called the certifier and he said there are no regulations that state they need to consult us about the colour of the wall. And i would be stuck with what they picked. But I should just approach the owner to see if they would agree to allow my input. Surely I would have some say seeing as it is the side facing my block and forming part of my fence. OMG!! I would now go and approach your neighbours and just mention to them that you are happy to have a brick wall form part of your fence but you were just wondering what the plan was. As mentioned earlier, there is no requirement to consult adjoining owners if zero lot boundary setbacks are done in accordance with the Queensland Development Code. The only time consultation is required is when the setback is triggered by an application for a siting variation, which only trigger in limited instances. Re: Zero Lot Lines????
