Help 7Apr 07, 2009 8:23 pm You will find that in Queensland, zero lot boundary setbacks that are compliant with all regulations (ie. they do not form part of a siting variation) DO NOT require consultation with the neighbours. Help 11Apr 09, 2009 3:42 pm Well, I called the council and they said that they neighbours went through a private certifier. I called the certifier and he said there are no regulations that state they need to consult us about the colour of the wall. And i would be stuck with what they picked. But I should just approach the owner to see if they would agree to allow my input. Surely I would have some say seeing as it is the side facing my block and forming part of my fence. OMG!! What if they like bright pink Living in Caloundra Thread****** Lovin my house all finished!!! Now tackling the HUGE task of the Garden- viewtopic.php?f=31&t=14782 Re: Zero Lot Lines???? Help 12Apr 09, 2009 3:46 pm So do they not even have to ask if its ok to take down your fence They just get to go ahead and take it down and you have no say...what if you had a pet that needed to be kept in.....I don't understand.....I am glad we have some sort of guidelines here. I would now go and approach your neighbours and just mention to them that you are happy to have a brick wall form part of your fence but you were just wondering what the plan was. Are they planning on reinstating your existing fence.? Re: Zero Lot Lines???? Are they planning on reinstating your existing fence.? we dont have an existing fence.( lucky i spose ) We have just started building in a new estate too. Im happy to have the wall. Im just worried about the colour and the impact it will have visually on my house. I will have to talk to the builder. I just cant believe there are no regulations about that sort of thing Living in Caloundra Thread****** Lovin my house all finished!!! Help 14Apr 09, 2009 10:41 pm Melly, the estate covenent will cover colours and the like so gaudy should be out. That said you have no say whatsoever in the colour of their house. But you can put a fence up on the boundary line and as a common boundary they should contribute. if you do fence it they are entitled to perform maintenance on the wall. if there's no fence how many times will the kids bounce a dirty basketball or soccer ball against it? and they they'd have to clean it if they wanted to maintain it or put up a fence ’’Quondo Omni Flunkus Mortati ’’ If the women don't find you handsome, they should at least find you handy. Stila BK1 Build Thread The best place to talk about sport Re: Zero Lot Lines???? Help 15Apr 10, 2009 12:35 am Serge Not all estates have covenants. As mentioned earlier, there is no requirement to consult adjoining owners if zero lot boundary setbacks are done in accordance with the Queensland Development Code. The only time consultation is required is when the setback is triggered by an application for a siting variation, which only trigger in limited instances. Re: Zero Lot Lines???? Help 16Apr 10, 2009 9:44 am Our estate does have a covenant but it is not enforced as we dont need to get covenant approval before building. Its more of a guideline. and it does not mention anything about colour Ill just have a chat to the builder Living in Caloundra Thread****** Lovin my house all finished!!! Help 18Apr 10, 2009 10:26 am If you don't like the colour of the bricks you can paint them - it's on your side of the fence line... just like with some wooden fences, some neighbours paint them. This is a pretty common thing to have the garage on the fenceline 'A bottle of wine contains more philosophy than all the books in the world.' Help 19Apr 10, 2009 11:44 am If you paint the zero lot wall you are intefering with someone else property. The walls does not form the boundary line, rather it just happens to be 150mm to 250mm inside the adjoining owners land. Encouraging someone to paint SOMEONE ELSE'S PROPERTY is rubbish. Re: Zero Lot Lines???? Help 20Apr 10, 2009 12:28 pm Yeah I wouldnt just go ahead and paint their wall. I think that would make them pretty mad Im just going to chat to the builder to see what they were going to do colour wise, whether he would accept my input, and if not. whether there would be enought room to put a fence up right alongside their garage even if the fence is slightly inside my own land. that way if i dont like the colour it wont matter. I think that is the best option ATM Living in Caloundra Thread****** Lovin my house all finished!!!
