Re: Building in Lalor - Framed!! 82Jul 16, 2009 9:13 pm eliza_doolittle I know Carlingford did not accept the report we sent the first time round. So my architect had to send off our plans to have an official energy report done by an accredited energy rater. Yeh, I need mine officially rated too. We never even sent through an energy report so they advised me today to submit one and our plans would be approved within the next 10 days. Funny yet frustrating story: we were waiting 4 weeks to get a result from Carlingford and finally today after calling them, were told that the plans were ready 2 weeks ago. The email they sent the plans to was misspelt from their end and I never received it. This happened on the 29th June. GrRrGRRrrRrrrrrrrrrrrrrrrrrrrrrr !! But at least we know that progress has been made....spewing we waited that long though and that they stuffed it up!! Re: Building in Lalor - Framed!! 83Jul 16, 2009 9:20 pm How frustrating....they did exactly the same thing to us. We waited about four weeks, and only heard something back once we started nagging them. We had to resubmit plans and are expecting an anwser next week...hopefully. Fingers crossed. Re: Building in Lalor - Framed!! 84Jul 20, 2009 10:47 pm Hi ken007, Realizing that you are building Parkside with Simonds too, but I'm in point cook I've seen your blog and found that you made lots of variations to the traditional facade, eg) upgrade to awning windows, add feature walls and render as well, how much does Simonds charge you for all of that ? I'm also thinking of doing some modern style, but seems too expensive. Re: Building in Lalor - Framed!! 85Jul 25, 2009 10:29 pm Hi amy, apologies for the late reply. The cost of upgrading the Facade with some of the Simonds options are approx. 5k to 12k. We selected the traditional facade and changed a few things around such as windows, brick features and render. * Porch extension to meet developer requirements $500 * Window upgrades were approx. $1000 * Deep feature brick panels $688 * Render (20sqm) $1400 * Entry door & glazing, clear finish $1000 * Upgrade to timbergrain finish garage door(from panel lift door) $387 * Brick above garage door $1100 Also, just another suggestion, we have added a fixed window behind the stove in the kitchen(see plans). Think this looks really cool and is a much cheaper option than splashback. Cost us around $400. Bargain! So helpful !! thanks, ken007 yes, we also want a fixed back window to the kitchen, looks great and add more natural light, but is it required some special heatproof window or just normal one ? coz my sales said it costs about $950 as the glass is special, bla bla bla.... Re: Building in Lalor - Framed!! 87Jul 29, 2009 6:34 am Hmm thanks for that amy, i'll look into it because nothing like that was mentioned to us however a friend did tell us that it would be special toughened glass. Actually, i remember hearing something about a free standing oven may require toughened/strengthened glass as opposed to a cooktop only. Re: Building in Lalor - Framed!! 88Jul 29, 2009 6:40 am And just an update on our house, we had to wait over 2 weeks for something to happen. Finally have the fascias & gutters installed, roof tiles were also installed yesterday!! Now waiting on the bricks which should of arrived a week ago! Our SS is going on leave so we been assigned a new one...our CSC has also changed a few times. What is it with staff chopping and changing all the time ? What is it with staff chopping and changing all the time ? looking forward to seeing your pictures with brick up then I could imaging mine btw, did you upgrade your cooktop&oven to 900mm? If so, does that mean the length of benchtop beside the cooktop will be shortened ? (coz the length of the whole kitchen benchtop is a fixed figure ?) Am I making my point clear ? Re: Building in Lalor - Framed!! 92Jul 31, 2009 3:34 pm ken007 Another upgrade you might want to consider is extending the pantry. We have extended it diagonally to increase the size (see plans). This cost around $200-$300. oh, that's really a smart upgrade! but we have almost finalized the drawing btw, what brick you choose ? I'm thinking of redgum or chocolate .. not sure about this Re: Building in Lalor - Roof Tiled & Guttered!! 94Aug 13, 2009 11:12 am ken007 We selected Austral Malt (category 2) and selected Austral Zinc for feature brick panels on facade. Hope it looks good hey, ken007, why not post new photoes ? wanna see Re: Building in Lalor - Started Bricks 97Aug 25, 2009 8:01 pm Hey guys, For those who have already started building in Carlingford, how long did it take to get get the plumbing/slab all completed from when they first started working on it? Nearly at that stage now; so need to know what sort of timeline to look at. Re: Building in Lalor - Started Bricks 98Aug 25, 2009 9:54 pm OMG ... l'm wrapped to have stumbled accross this website and saw Carlingford estate topics! We (my partner and me) bought in Suncroft drive, but near the corner of Elizabeth st end. No-one has started to build in this strip, going towards the dead end, except for the house on Elizabeth st and others which we are starting to go up. (l hope that makes sense). We're waiting on our builder's draftsman/engineer to finish the plans and soil tests, then we can start building. We go past every week to see how its all going, and it looks fantastic. Ken007 - we have see your house start from the very start and it looks fantastic. After reading about you all who have bought in Carlingford, everyone seems so nice and l feel like l've got great neighbours, althought l havent met anyone yet. lol Looking forward to reading more ... All the best to everyone with building their new home! Re: Building in Lalor - Started Bricks 99Aug 26, 2009 10:10 am hI Julie, Welcome neighbor and thanks for the kind words, im sure they will start building down your end very soon. Suncroft Dve has quite a few houses going up ATM, noticed new temp fencing towards the Kingsway end of adjacent the park.... Re: Building in Lalor - Started Bricks 100Aug 26, 2009 7:47 pm Hi Juile, Nice to meet you. I am also building in Carlingford but in Dunmore street. We are planning to start in November. Just finalising the contract and awaiting the soil test. I walk my dog around the estate weekly and always find a new house starting. The whole estate looks great. I'll look into different shower heads and ask the plumber about some engineering and see what he says.
