Our plumbing took approx. 2 days (think it was actually 1), we hardly had any rock and I guess it depends on how much rock they hit. There was a site on Dunmore ? (or was it the other street ?), i was shocked to see the amount of rock that was excevated from that site, it literally filled the lot next door. We only had 2 big rocks, so I guess we were lucky, then again, we had fixed site costs including rock removal. We had a waffle-pod slab and once the waffle pods were installed, the slab was poured within a few days. Hope that helps, or you probably already have a slab ? Goodluck! No slab as yet but in the process of getting the building permit. Hopefully once that comes through, the plumbing and slab can be done. That's the priority for now and the rest can be taken slowly as i comes. I am overrrrrrrrrrrr waiting to start heheheheh I need to see something happening. Good to hear that it doesnt take a long time to do!! BTW, your place is coming along great. Drove past the other day and there has been so much done. Congrats! We are getting a private building surveyor to organise our permit etc. I wasnt aware that a land surveyor was required....or maybe our building surveoyor will do that? Either way, Whittlesea council would be the ppl to talk with but if they were not helpful...who knows?!? Hopefully start some building progress end Sept/start Oct....fingers crossed!! I couldn't believe it. Anyhow ... I called Land Vic and the guy was really helpful and stated the obvious: Licenced surveyor for Carlingford estate is on the plan of subdivision! I felt stupid. I didn't even think to look there. This house planning stuff is not making me think straight. So l'm going to call them and see what they charge. I'm worried about getting the land size correct, as no-one has started to build next to us and if we're the first ones to build and the measurements aren't correct, l dont want any dramas with next doors land. It happened to one of the guys at work and what a headache. All you need is one smaty pants to come along and move those pegs and put them anywhere. I'd rather be safe than sorry. I'll keep you up to date Ahh I see what you mean. Even if the pegs are moved, there are little markings on the ground that show where one block starts and finishes. This probably is a goood idea in case ppl move them. As long as you got ur answer, then all is good! and HA HA HA regarding the land rates; how pleased was I to get the bill a few weeks back. I called the land surveyor for Carlingford - Bruce G Tallon and he was friendly and helpful. He said if l wanted to get him back out there, to give him a call once the footings are in. Cost would be about $300 plus GST. Also l wanted to ask, l seen the back fence going up on Suncroft Drive, it doesnt look like Ken has got his yet. Is the estate paying for the side fences? I couldn't find it in the contract and didn't want to call Jacqueline at the sales office. Lobed needle grass (Nassella charruana) is declared a State Prohibited weed under the Catchment and Land Protection Act, 1949. This unpalatable grassy weed can out-compete beneficial pastures and pose a serious animal health risk, due to its sharp needle-like seeds. As an extremely invasive plant it can also displace threatened natural ecosystems. At present a limited area to the north of Melbourne is the only area in Australia lobed needle grass is found. Without adequate response, it is anticipated that this noxious weed could potentially infest approximately 6000,000ha of Victoria alone. Then it goes on saying the DPI is responsible for the control of it and will monitor it until it can be considered eradicated. Lobed needle grass reproduces by seed, which can be moved in soil taken from an infested property, potentially increasing the extent of the infestation. Therefore Under section 71(c) of the Catchment and Land Protection Act, 1994, “a person must not – remove or cause to be removed or sell soil, sand, gravel or stone which contains or is likely to contain any part of noxious weed, or which comes from land on which noxious weeds grow.” Then it goes on to saying that vehicle hygiene is to be practised during construction. I called the guy from the DPI and left a message to try and find out which block/s it is. Also I’ve noticed 3 blocks for sale up our end of Suncroft drive. We went for a drive after work tonight & as we were driving past the park, Geoff says to me, "did you see that"? I said "no", he said "it was a kangaroo", l said "no way", so we then turned into Suncroft and just as we drove past our block, we both looked at each other and saw this huge kangaroo starring at us, l freaked! It then hopped away. We then looked on our left and we saw a hurd of baby joey kangaroos right near the big tree on Suncroft Drive. Has anyone seen them? I also noticed heaps of houses without builders gate/fenses! How easy for theives to come along and help themselves! I'll look into different shower heads and ask the plumber about some engineering and see what he says.
