Browse Forums Building A New House 1 Apr 07, 2009 11:03 am Just looking for some feedback on a preliminary quote we received to build a colonial replica - 2nd floor on stump ground floor on slab. 280m2 (30sq) 4 bed 3 bath on side to side sloping land. 342k include: standard inclusions plus timber floors (and stairs) to all of upper level, tiling provided to rest caesarstone to kitchen bench and pot drawers to replace cupboards where possible 2 Timber decks (total 37m2) covered and ceiling lined colourbond roof Double Auto panelift garage door painting other minor upgrades: double vanity, large shower, 1set of double hung windows with window hood, scallop battens built ins in laundry prlliminaries like drafting soil test, contour/engineers, application, fees and insurances, colour selection, N2 allowance, concrete pump included, s type soil classification services up to 6m setback, gas connection, temporary power pole, scaffold and edge protection Not included are: Earthworks (Does this mean retaining as well?) Because we are on a slope we want the yard leveled and retained - so extra for that Driveway (house will be 6meter setback) Preliminary estimate did not mention site fence so I assume this is an extra How much would all of this cost? And is there anything else I have not thought of? I got a list off someone on other costs: area allowance, split, drop edge beams, export fill, basix, piercing & rock double handling - what on earth are all of these? This 342K quote is not a base price so adding another 100k (having looked at other people's base prices and additions) to allow for budget would not accurately reflect the extra cost (or would it?) - so how much more do you think we have to fork out on top of this 342K. It's very scary to know that it could cost another 100k. I am not concerned with additions like window dressings, light fittings, security screens, letter boxes, clothes line, landscaping etc as this can be cash or savings or done later. My quote for a 34sq (330m2) 2 story with split level, timber flooring, alfresco, media room addition came to around 360k. My flooring for the ground floor only came in at 24k and I have received quotes from 3rd party's at around 17-18k. My timber staircase also came in at 16k. Get some quotes done to compare your prices. At least thirty of that is on retaining walls and we've still got some costs to come in for a front retaining wall, front side retaining wall and some fill in the back. It pays to buy a flat block!!! Re: Is this house expensive to build? 4Sep 20, 2009 8:03 pm Hi su ann, "area allowance, split, drop edge beams, export fill, basix, piercing & rock double handling - what on earth are all of these?" you need to ask your builder for explanations.. but here goes.. area allowance is normally for building in an area the builder does not normally build- so has to pay more for trades/suppliers export fill is for removing the excess dirt from the cut to your land to a land fill site- so costs of transport etc... basix is the costs of getting your home to required enery rating peircing- costs to drill to required levels double handling is the costs to move material around the block manually after the material has been delivered to site, such as bricks. Brickies charge etra to do this as they expect the bricks to be left around the homes in stacks they can easily get to..!! So..the builder did not have these items in his base bill of quantity and charges them site specific. Thank you so much everyone. This all makes a lot of sense.
