Hence we need a P class slab, Our builder is still working with the engineers to work out how we can avoid paying an arm & a leg for the P slab. Re: Anyone bought land from Wyndham Waters Stage56?There's fill! 2Apr 07, 2009 11:12 am Hi PnSdreams, I bought land and are currently building in stage 55 of WW estate (Dunlin Crescent) I wouldn't be too alarmed as yet, as we were also required to have a P class slab but it doesn't necessary mean it will cost you an arm and a leg... our block also had fill (i think most land in new estates around here do) and it was about 1.7m i think in average but it was compacted quite well. You can get a compaction report from the estate, i think the sales guy at WW should be able to give you on or instruct you on how to get one. This will show how well compacted the fill is, or you probably already have this information on your soil test? The total site costs for us in having a P class slab were only around 8,500 but we were required to also have bored piers due to building so close the easement at the back. try stay calm for the moment, it shouldnt turn out too bad and let us know when they come back to you with a price! who are you building with?? From H to P there should be too much of a difference at all.. i remember working it out with my builder i think it was only like an extra 1 or 2 thousand maybe?? maybe not even that... sorry not much help now! all i remember increasing the slab itself from a H to a P is pretty much nothing at all.. its the termite protection, and other site cost things they slap on which make the total quite high.. i would say it shouldnt cost too much extra at all just from going from H to P.. If it is 1000 or 2000 do you think you would consider selling the land?? i cant see it costing too much more than this.. Are you a first home buyer?? Just think of the additional $14,000 you are now getting from the government which you would have before october last year If it did come down to selling (which hopefully it shouldnt) i can help you out there... i work for a local real estate agency and specialise in land sales mainly in point cook and wyndham waters itself.. Should you hear from the builder soon as to how much extra it will cost?? If one of the bigger ones then you may get charged a little too much but hoping that is not the case. My builder told us the it would not be too much more from a H to a P but we are with a smaller builder. Don't panic yet - wait until you hear from your builder, and lets hope it works out ok. We are in stage 57 so may have the same as you - who knows. Our compaction report looked pretty good and our builder thought it looked like a H at the moment but we need to have the other reports completed before we know. The land has still not been passed by the Titles Office. Geez, it's another $9k! Apparently there's too much fill on our land. The 3 holes which they tested on the soil report had around 1.3m fill but our builder only covers up to 400mm. This has blown our budget out totally.
