Browse Forums Building A New House 1 Apr 07, 2009 8:43 am Hi All As per the subject line just wondering what enclosed stage means? Does this mean roof, installation, windows and bricks? We got our invoice last week before heading interstate for a few days. Its by far the biggest invoice yet around $80k. We have been waiting on bricking to start for a week or so now and will find out this arvo after work if the bricking has started. Thanks in advance for your comments Re: What does "ENCLOSED" stage include? 2Apr 07, 2009 9:00 am Hi Megzy It is my understanding that enclosed essentially means 'lock up' - bricks, windows, roof, entry/internal garage doors. It is also outlined what constitutes this stage in the contract - my partner has it at work at the moment otherwise i would double check but I am pretty sure Im correct - we had the exact conversation the other day with our SS friend who works for another company and this is what he told us. Ours is about $86 000 boy does it add up We have already received our invoice for enclosed, however bricks are not completed yet and we have a bit of an issue with something so we have chosen not to pay it as of yet until the issue is resolved - it actually says on the invoice 'completed to your satisfaction'. People could still get into our house if they tried really hard (cut through the foil wrap etc). We have been paying invoices as they come (as an act of goodwill) except for this one because we are not happy. There is a bit of confusion sometimes as builders (including ours) have tried to tell us that just the wrap can constitute lock up - when it doesn't. Hope that helps a little bit! Kylie handover happened 15/6/09...love living on an acre but still so much to do! Thanks Kylie does help. I would have thought this too but we went there on wed night and still no bricks on site. Ummm interesting I will have to read through our contract. Cant wait to go see our home today. I want to go now. Maybe Ill just leave work noone will ever know :p. And if it does mean bricks complete and they aren't we definately will not be paying until it is complete. I agree that wrap should not constitute as lock up as you can still get in. I need to replace some lengths of aluminum shower frame but I can't seem to find any suppliers of this stuff. Neither the blue or orange home centers carry these things.… 0 5398 Not unless you have managed to put it as a special condition into the contract somehow. 1 6154 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn. Just the way it is. 1 8705 |
