Browse Forums Building A New House 1 Apr 07, 2009 8:43 am We are building a new home and are in the process of deciding on upgrades and all the variations etc. I am getting a litte frustrated (no, alot frustrated) that all the prices we are quoted cannot be confirmed, and we are largely in the dark as to where these prices come from. The few PC items that we have been able to source and find retail prices for have actually been lower than quoted by the builder. When we signed the tender, the salesman explained that as a high volume builder, they have deals with suppliers and tradies etc that offer prices lower than retail. How can it be that we are getting charged higher than retail on some items. I am also dissappointed that they are unable/unwilling to provide evidence of the where they get their prices from. I understand that these builders make the most of their money through varies, however it is getting to point where i am considering telling them to delete the majority of fittings and floor coverings and i'll go and do it myself after handover. Has anyone else had these problems and being able to negogiate or verfiy prices as quoted. We have just completed the PCV process and yep I agree the prices for some things were just unreal. A builder mate of mine said the mark up starts at a min of 17.5% and then goes up from there to "the skies the limit" on some items. Eg: I optioned glass inserts for 2 overhead cupboard doors in our kitchen. PCV quoted cost. $1,280. My builder mate told me the material and labour for this job would come to $150 per door and that he would do it mates rates for $100 per door. Safe to say I deleted the option from the PCV. I found that "Negotiation" is not a valid term. The price is the price, simple, you iether accept it or you don't option it.
