Then ask as many people as you can that have built with that builder about their experiances. More important get your own indepent inspection done before the major stages i.e the footings and the frame work. The 2nd fix not so important as you can usually spot that yourself. Watch out for hidden cost, even if you have to pay for you own soil report if its a big home and get them to quote that before you commit. I have known people that after soil report and was told about 15k has blown out to 35k extra for footings. I can't use a volume builder so theres dozen more decisions on top of the usual million decisions to be made when you have to do a custom and to be honest it's only been the last couple of months (yet I've owned the block for nearly 15mtbhs) I've felt knowledgable enough to move forward and mainly thanks to this forum. There are always hiccups with every build, however some are major and some are not. It's best to try and keep a level head and try not to let yourself stress too much, no matter how big the issues may seem at the time. We just started off by reading heaps and heaps of stuff, doing our homework, talking to a lot of people, etc. Arm yourself with as much info as possible - it will make everything much easier (and avoid any nasty surprises!) Go and see the display house 100 times, know what the finished product is meant to look like, build a relationship with your supervisor and customer service person, and be assertive when you need to. There is a lot of emotion in home building, not to mention the money. I think it’s important to have your questions answered by the builder & sales staff. What I’m finding is I’m totally alone with no one to guide me or advise me from their end. I also feel you have to understand they don’t care as much as you do, as it not their home. DO THE HOME WORK. BE ASSERTIVE. KNOW YOUR RIGHTS. READ. USE THIS GREAT FORUM OF LIKE MINDED PEOPLE. Quote: take your time, make decisions when you feel comfortable. Actually to have to to pick from hundreds of wall colours, tiles etc... is funnily enough, so HARD!! But I am grateful for it!! Brokers want this Conveyancers want this Builders want this Seriously, how hard is it for them to call eachother up and deal with it themselves? Pretty sure they're paid to do it. If I'm going to be in debt for the next 30 years, I expect people to do the damn thing for me. Anyways, that's my 2 cents! They know what's required yet you're the one doing all the thinking and running around. And they call themselves professionals. I so went through all that when I bought our property.
