I want to build to lock up and at the moment am paying off my land with a small deposit. If i can fully cost the fit out and present all the info( which i am in the process of doing) they will finance it. Who cares what type of loan it is, building loans are at a higher rate, but i can consolidate once it is all finished. You need to have your own hard earned cash, or equity in property to be able to OB, that is my understanding anyway.
