And excellent effort at drawing it. Things I would change if it were my house -entrance to master walks straight into robe - beautiful big room - must be better use of space -upstairs bathroom - so much lost space for three doorways -cinema room next to a kids bedroom? I suppose it depends on the age of the kids -your bedroom is under the cinema - might be a bit noisy -pantry looks a little thin - lack of flow from pantry back into kitchen -when your guests leave the spa do you want them to walk through the laundry to have a shower or go to the toilet -closing the lounge off seems to make the space downstairs look disjointed - this is probably me as I'm a big fan of open plan -maybe move the bedrooms upstairs to the front of the house and the cinema to the rear Ideas - probably not helpful at all. I agree with the comments that 'Brittany' has made and also add a couple of other points to consider. Re your worry about the size of the place, you need to measure up sizes of rooms you or friends/family have that you would be comfortable with and check that with what you have allowed on this plan. Most of the rooms are fairly generous and you may find with moving some areas around you can trim quite a bit off it. Only you know what room you really need and would be happy with. I would look at changing the kitchen/meals area as I would prefer them to be a little closer together as they don't seem to flow. All three areas, kitchen, meals and lounge all seem to be quite separate areas but from the type of rooms you are putting into the home you seem to be going to entertain alot but might find someone doing prep work in the kitchen might be a little left out of things. One of the other things I notice is that all the rooms are quite generous sizes and yet the lounge which is the only living room on the ground floor isn't all that big. Not sure what ages the kids are but perhaps the theatre room should be downstairs and not tucked away upstairs which appears to be a kids domain. The other thing relating to kids is the bathroom upstairs doesn't appear to have a bath in it which is fine if the kids are older and only use a shower. But, if they are older do they really need double basins as I would imagine they would prefer to have private use of the bathroom?? Last thing, if the kids are older and the theatre room is going to be more for their use than your own, I would definitely be trying to relocate it away from over the top of your bedroom. Even if you disagree with all our suggestions at least it helps clarify what is important for you. Good luck with the plans and let us know what you eventually decide on!! Re: [PLAN] 4x Brdm, 2x Storey, ICF formwork 4Apr 02, 2009 9:23 pm yes thankyou brittany, as mentioned i am going to send the plans to the designer simply to cut the house down! its just too big! ill be vacuming for weeks! yes the master entrance is a bit weird, ive tried to think ways around it. but i dont want the foot of the bed to goto the door; its bad for chi or something yeah? cinema room- next to kids, was kinda hoping the BIR would hide most of the noise. perhaps building out of concrete+foam+soundstop to help, the real test would be see if it stops bass signals. not too sure on what sort of size needed for the pantry, sorta guessed that one! yeah the boss wanted to go open plan for the loungeroom, i sorta put it there in case they needed it for load bearing, as its quite a large span. it will prolly go to keep the flow and as much light in the kitchen as possible; might just have to replace the wall with pillars. spa room- was going to put the powderoom and laundry side by side, it 'might' work ill give it a try the top floor does definatly need to be redesigned, i liked the idea of both bedrooms having access to the bathroom separating them at the same time, north light coming from the LHS top of the property to utilize sun in the rumpus room, almost thought of going skillian roof thanks for the ideas so far! keep them coming guys -Nathan 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent [url=https://www.facebook.com/7NewsAdelaide/videos/1162546323776021/]Endeavour Homes[/url] Re: [PLAN] 4x Brdm, 2x Storey, ICF formwork 5Apr 02, 2009 9:29 pm Well done at drawing that.... you have much more talent than I certainly do First thing that I would change is your master bedroom. I don't know about you but walk in robes can tend to get a bit messy. I think if you had the robe along the right wall then you could still put your bed in font. Your house does look very big but the downstairs is very 'boxed' in. I think it needs a bit more of a flow to it. Like Brittany I also like open plan areas though. I also think the little hallway that you have between the rumpus and the cinema room (the other side of the store room) is wasted space. I take it from reading your post that you intend to use ICF for internal walls as well?? I think it will be a very expensive exercise for little benefit. External walls – no problems, but for internal walls I think is a little overkill (aside from the HT, as you get acoustic insulation from ICF). Of all the ICF builds that I have seen (over 20 of them) all bar one used standard timber wall frames. So have you finalised your plans yet?
