Browse Forums Building A New House Re: 6 weeks for contracts? Building in Perth 2Apr 02, 2009 4:52 pm our's took 6 weeks too (but was over christmas period). what delayed us was the final house drawings. not sure when the builder lodges your plans for council approval, i thought they would do that after you signed the final contract... and not sure if you have any ability yourself in decreasing the timeline, its all up to the builder. good luck! Re: 6 weeks for contracts? Building in Perth 4Apr 03, 2009 10:24 am We too are building in Perth. Signed prelim contract on 30/01/09 and then got the final contract to sign on 22/03/09 (7 weeks). I think the builder is the problem and I don't think the council sees it till after the final contract has been signed. I have NO IDEA why it takes so long. We are finding the timing of things very frustrating as well. We have our prestart folder now...OMG...colour selections are hard work... and I rang our rep to check when the prestart interview would be. Of course, he couldn't/wouldn't say! Building in Perth 5Apr 03, 2009 10:48 am Stockt12, you have mentioned FINal drawings. This is after your prelim drawings and any changes that you may have made to the structure. Your final drawings will be drawn up after as the prelim drawings had to get pre approval from council then the builder gets them back and makes them into working drawings that you sign off on for your contract. 6 weeks is the normal turnaround time for this. All the changes can require engineers drawings aswell. Have you already done all your prelim drawings? Re: 6 weeks for contracts? Building in Perth 7Apr 03, 2009 11:11 am For us we are planning on signing our contract next week some time after signing up in December. Its at that time that we will book our appt for pre start. We have already got our prestart file as we asked for it in advance so we could go and choose eveything straight away. I don't like to muck around with this stuff , I like to be very sorted and ready. You could ask the same, sorry I didn't ask but who are you building with? Re: 6 weeks for contracts? Building in Perth 8Apr 03, 2009 11:14 am We got the final contracts together with the prestart folder. We are building with Homebuyers centre. I too want to be as organised as possible, and want to select everything and be ready for prestart. My hubby is way to casual about it and causing me to get stressed!!!! Who are you building with? Building in Perth 9Apr 03, 2009 11:22 am We are building with @PG. We are up to our 3rd build now and its always been stressful to start and then it gets easier. If you can don't worry about DH. Do all the research you can for all the decsions and then go back to him with 3 choices and norrow down to 1. I am not sure with HBC but do you get to go to different tile shops to choose tiles and cabinet colours.? Re: 6 weeks for contracts? Building in Perth 10Apr 03, 2009 12:12 pm kirsada How long does it take after signing the final contract to have the Prestart interview? hi we're building with HBC too. Our prestart interview was 2 or 3 weeks after we signed the final contract- didn't leave us much time to look around for colours! gweluphome- we were able to choose from 2 tile shops for tiles and cabinets. Re: 6 weeks for contracts? Building in Perth 11Apr 03, 2009 12:38 pm You will find that most of your colour selections are actually decided at the tile shop. Once you have decided on a tile for your wet areas its then that you will chose your cabinets aswell. Once you see 1 you like stop looking thats the easiset way to stop the confusion. You probably already know what you like from magazines etc and your prestart consultant will have a feel for what is popular. If you loved any colours in any of their displays that a really good place to start aswell. Say you love the paint and benches go for the same that way you know it already works. Its all alot of fun and just put aside say this saturday go and look at the tile shops in the morning and then go to the display homes and write down all the things you need to decide on based on what you and like this will make your selection process so much easier at prestart. Goodluck and tell us what your choices end up being. Re: 6 weeks for contracts? Building in Perth 13Apr 20, 2009 8:49 pm I do know in Perth that there's a big backlog on everything due to the grant running out soon. However, delays with my pre-approval aside, I'm with a smaller builder and he suggested I can sign the contracts and then come in later in the week to do prestart if I wanted to. Haha, maybe not. But I can do it within about 2 weeks and seems like I can book in when I want. I've had the prestart file for ages so I'm probably almost ready - that's if I use all of this week (I'm on holidays luckily) to prepare for it! My tac-home-ter: Been in 8 months! We're building with SPH, so I can't complain as our plans were drawn up very quickly Re: 6 weeks for contracts? Pisces: what is the latest with your home?? hi kirsada- saw your other thread by the way, looking good! yeah our home is going real good thanks- bricking is coming along so fast- most of our walls are up- just missing the kitchen/theatre wall! we've had some illegal rubbish dumping on our block, grrr. but its on council land so a quick phone call to them, and they said they'll remove it for us Industry type domestic contracts are prepared by industry bodies for the benefit of the builders.
