Browse Forums Building A New House 1 Apr 02, 2009 8:29 am Im just wondering whether anyway has built on stumps (i.e. raised the house)? If you did, why? Is it a lot more expensive to do? I understand that most volume builders only use slabs, so it seems that finding information on raising the house is scarce. We have a meeting with our draftsman and although I doubt he needs to know at the moment, we have to hurry up and make up our mind at some stage! Any comments for/against? Thanks! A slab build is far quicker so if you actually do find a builder who will do it on b&j's they will normally charge you like a wounded bull. We either had to build on b&j's or a drop edge beam. We ended up building up our block massively and have gone for sunken piering and then a drop edge beam. Let me tell you our costings are huge. Price we paid for building in a 1 in 100 flood zone area. Some things are worth waiting for. Re: Building on stumps - anyone done it? 4Apr 02, 2009 8:56 am We built on stumps, one is because I have a preference for them, and secondly the ducted heating could get installed under the floor. We had extra stumps and bearers installed for the HT room to stiffen the floor plus help support the massive weight of the gear and speakers. Re: Building on stumps - anyone done it? 6Apr 02, 2009 9:49 am We used a small builder that has done work for us previously, they are always busy, and don’t normally build houses (ours was built only because he could walk from his place to ours, and we could guarantee the cash flow), preferring to do renovations, mainly because of the faster turn around for cash flow etc. One of the problems using small builders is the need to project manage most of the project. Yes we’re still very happy with our design and build, it only took us three years to finalise the design, although going the way we did using a small builder allowed us to make some changes on the fly during construction. An example is a wall unit we got designed and built during our on site meeting with the cabinet maker, to finalise and choose the colours of all the cabinets and tops. This was all done on site while the house was being plastered. Many things like paint colours etc were done on site in conjunction with the subcontractors, we’d already made our choices, and they offered their professional advice regarding shades and strengths if we had some doubts. Good luck with your build, it can be frustrating along the way, but well worth the effort in the end. The reasons were because it was a sloping site and considered flood prone (though they have never experienced a problem). I can't tell you how much extra it was, and prices would have changed significantly since then. Also I don't think Henley would do it now. The small builder who built the units next door to our temp accom used stumps, but I couldn't tell you who it was. The units are about 3 years old. Not much help, am I! Henley - Wilshire Mk 3 ... The benefits are great - access to pipes and ducting etc as stated. Its much better for keeping termites out too. Treated LVL bearer and joists are the norm these days covered with termite treated particle board flooring. If you're in a flood zone, not only are you dealing with the importation of fill and laying it down in 150 lifts to achieve compaction, you're going to have to consider… 4 5533 Are they stumps or screw piles ? How much fill is there, is the site a class "P" ? A "H2" site is not supposed to have stumps it is supposed to have grid beams according… 1 6942 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15276 |
