Using treated for the bottom plate, along with termimesh or kordon, is an affective method of deterring termites from getting to the rest of the frame. Of course it is not going to do much if they work out a way around it and into the untreated part of the frame, but thats the gamble. I'm currently weighing up the costs vs peice of mind of the treated / untreated argument and think i'm gonna go for piece of mind (treated the whole way through) but this is mainly because we back onto bush and i'm sure there will be plenty of nasty little armies just waiting to make a meal out of an easy chewin pine frame. Re: timber treatment, please help-wisdom homes 3Apr 02, 2009 6:59 am Termites are a major issue to consider when building a house ... a treated termite resisted pine frame is the least you should consider ...anything less is a real gamble and will cost you in the region of $500 per year to service an external protection....a bluescope steel frame and trusses are the Rolls Royce... termites cann't get a feed there. I am not sure if Wisdom use steel but some of the Sydney builders are starting to and not charging any extra. An external termite protection is also recommended... the chemical reticulated system is the basic often used by project builders but its pretty useless...a Kordon system or similar is much better and reduces the opportunities and allays your constant fears of those armies of hungry termites arriving.
