Browse Forums Building A New House 1 Mar 31, 2009 7:32 pm Hi, guys: We are building P.D Kensington 24 (with Bawron Façade) at Craigieburn. Two days before contract signing, we found our render was designed in this way: it must included one post of façade, but we have to pay extra $798 as upgrade to get render on the other post of same façade. Otherwise, we will have two posts in different colors – we were even not allowed to have both posts in brick. We don’t mind have bricks on both posts and looking for any suggestions. We are not sure about if my estate covenant and fencing and crossover protection are reasonable. We build 24sq house at Craigieburn, were charge for around 6.5K as estate covenant, including (1- 2590mm ceiling height, 2- panel lift garage door, 3- part render to façade, 4- recycled water connection). However, we paid a panel masta garage door as part of promotion. My builder didn’t tell us cost of each items. – Any idea how much for each item? Does your builder give you the information? We are also charged for 1.8k for temporary fencing and crossover protection and we were told this is because local government has charged a flat rate and builder just pass it to us. I couldn’t find relevant information on hume city council’s web site, where should we find out the rate? Ask your builder for a breakdown of the costs, they have to give them to you. The 1.8k for fencing and crossover protection is unavoidable. It is a legal requirement. I leave you to fend for yourself, figure things out yourself. Keep pushing them. I'm with PD as well, different division, but you are entitled to know exactly what the itemised costs are. I leave you to fend for yourself, figure things out yourself. PD gave us the following figures for the government requirement, 1. Crossover Protection ~$450 2. Fencing ~$1000 3. Facade rendering, we'll be doing it after handover 4. Ceiling height, part of PD promotion 5. Roof pitch (spelling!!), can't remember I posted a list of fees in my blog in the early posts. Check it out if you want .. That is the feedback we got for the render and covenant cost today: 1: render - we have two options: a: we have to pay 800 get the render on the other post so it covers certain percentage and the developer will approve it. b:they will leave two posts in brick and have render at other part of house - but the developer may reject the design... (they will show me where will they put render on when i come to sign contract tomorrow). I am still not sure which option to choose.... (We already paid 'part render' in 'estate covenant'. Paying other 800 as up grade to ensure the developer approval doesn't sounds like a free will up grade....) 2: covenant cost. Builder wouldn't break it down and tell us what it is for each item. Althgough they did alter the value of estate covenant in this way: before: estate covenant (from 2400 to 2590mm ceiling height + panel lift garage door + part render to façade + recycled water connection) + 2.7M ceiling = total amont of A after: estate covenant (part render to façade+ recycled water connection) + ceiling height ((from 2400 to 2590mm + (from 2590 to 2700mm )= exactly the same amont A we got before. However, panel lift garage door is not included. We didn't get the answer we want,but paying same amount for one less item. Still feel confused. ... later this afternoon, my CSC told me because she's going to see us tomorrow afternoon, she will not return my calls before the appoinment. Dare not to ask more questions, just hope no more drama come out tomorrow. We didn't get the answer we want,but paying same amount for one less item. hmmm....find it amusing that when the upgrades are due to a estate convenant, they just lump it as a total sum but if you ask for all the upgrade as part of your selection , pretty sure they would have listed the cost per upgrade item.
