Browse Forums Building A New House 1 Sep 20, 2011 10:05 pm Well I've been having a bit of a look around with everyone else's posts and thought it would be a great idea to start my own, even though there may not be a lot of progress in the next few weeks/months due to Council holding up my Title from the LTO. How everything has started: I bough a house in December last year with the folks, bought in 3 ways, the idea, they would renovate and make the current house on the block rentable as it was a complete and utter mess, upkeep was terrible from the previous owners, the house itself is 40 odd years old, if not a bit older, double brick however and a lot of potential. So after 2 months of renovations and fixing cracks, replacing the kitchen, flooring, painting the house throughout the house was rented out. End of December I started on the Subdivision process. Luckily for us, the house is on a corner block so I can still have access from the main street right in front of me and I'm not hidden behind another house, specially because I'm so excited about all what I'm going with!! The Subdivision Processes was advised to take up to 8 months to complete all going well. After 2 and a half months everything was FLYING by, I was excited as. I had the pegging done after 4 weeks from signing up and found out the left fence of my block was WAY out... currently 4.7 metres into my block at the back left and 1.4 metres into my land at the back of the block as well. Sweet I gain more land, it worked out that we purchased this block of 1260 m2 approx. and we end up with just over 1400 so each mum,dad and I get 700m2 them with their house and me for my building. Things progressed well, we contacted neighbours in regards to the fencing and advised about not putting the fence up around my block till the house is built as it's also on a slight gradient and I'll need to put some retaining walls in. So then we got to the exciting part *sarcasm* Council received the application and placed a requirement on it to have water management drainage be installed, and Heck did I have a hard time finding anyone to quote this with knowledge, let a lone do the work. After contacting several people over a month and half I obtained a quote of over $7G.... OUCH. I went back to a friend of the families and asked him if he could proceed, we met with the COuncil and got approval of plans we drew up while there and discussed the requirements. Now being the 20th of September I've been told NEXT week this work can be done. Once I"ve had this done, I'll get onto Council to send my stuff through to the LTO and pay my Open Space Contribution, hopefully within the month of October, else I have to reapply for my finance. So, I decided to build with Falrm0nt Homes after seeing their displays, a family member had also built with them several years ago, sending my own design around and getting prices, and these guys were the only ones who returned the plan pretty well spot on with what I sent through and returned a reasonable price for me, and my rep was great to deal with. So that was back in May when I signed the final contract after going back and forth with changes and figures and sorting out what I wanted etc. I then had a bit of the waiting game to receive the paperwork from them, received the letter from them to advise they had sent my plans to Council, even though I still don't have my title, I then received the selections paperwork so I've been down to select my bricks on 3rd September, and Colour/Tile selections last Friday 16th and heading to Kitchen place to finish off this Friday 23rd. Things I changed at selection were: Floor to Ceiling Tiling in Bathroom and Ensuite The Shower Screen from Fully Framed to semi-frameless Feature Strips in Ensuite and Bathroom Thats about it, as other things like rangehood and tiled hob all the way around the bath I had included in my quote from earlier on. YAY 5Sep 23, 2011 6:54 pm OK So all selections are done, I had thought about changing the lower cupboards from my selected White Ash to something else just plain but I decided when I saw it again I'd leave it. What is your opinion on having the sheen frontage of cupboards? My building upgraded me to this but I didn't do it in the Kitchen as I've heard some bad reports on it, but I see a lot of people in this forum are now going with the sheen front. I've gone with the sheen in the vaintys and the linen press of Silk Parchment. Can't wait to see it all start to come together. A few photos I have saved across to the computer so far. I don't want to bombard with too many threads so I'll try and save up pictures and do a few at a time. My house plans have received the approval however, so once this comes through and the title gets given I guess it's building time... I'm sure something else will crop up again . I originally had another one where the wall is for the Family/Meals too but ended up being a little too costly so had that one removed, figured what I have will be sufficient and specially coz each room will have built in Robes all the way along as well so if I need further storage from the bathroom snipett I'll just use the kids bedroom! I had all the rooms set to the sizes and had the laundry/toilet/basin/bathroom pretty well set but when I put the plan together initially realised I couldn't get into the bathroom lol. Hence the way the storage came about, it was either going to be a wasted entry or make use of it.... I'm very happy with the choice. YAY 15Nov 08, 2011 9:15 pm Council let my Surveyor know they're happy with the works, so now my title is in the Lands Title Office I'm guessing I'll hear from my Conveyancer tomorrow to arrange to go there and sort out the paperwork for the title still. YAY 16Dec 22, 2011 10:54 pm Finally been advised my title has been deposited, now just the waiting for the actual paperwork to come through, I suppose I can't expect this before Christmas now . Went to town last week for my final builders interview, changed just a few things but my final selections are as follows: Main Bricks - Austral Nougat Quoining Bricks -Old Federation Red Windows - Woodland Grey Front Door - Double Strength Winter Sky Panel Lift Door - Paperbark Fascias&Dwn pipes- Paperbark Gutters - Headland Roof tiles - Savannah Fences - Woodland Grey Internal walls will be Winter Sky Internal doors are lever handles Powerpoints, light points are also white Kitchen overheads are to the roof, and lower cupboards are all to have horizontal soft close drawers I made just 3 minor alterations which should have really cost me a bit but luckily the nice bloke i had did it for me as a Gesture of Goodwill: I alterred my 3 wet area doors from 720mm wide to 820mm wide thinking of my folks when they are old and frail and in a wheelchair I also had the robe in Bed 1 downgraded to just Vinyl front in the quoting stage and he gave me a discount for this but when I did my selections everyone advised me that I was having mirror front (well I'm not going to knock that back) Nor the insulation that's being installed in the roof. After all the selections were done I was told my total upgrade bill It was less than I had worked out Upgrades came to less than $7,000 Now with this I've been told 5 weeks approx. and they can start building, mind you with Christmas this week and new years next I'm thinking maybe by the end of January. We have a massive linen cupboard in our hallway like yours and its amazing!! lol I REALLY love your tile selections for the bathrooms!! Oh and soft close drawers are awesome too!
