We are in stage 5a, they started construction about 3 weeks ago. So far, they have poured the slab and have started the frame today. Moody, how did you find M's workmanship? Were you happy with their work? Not sure if we will be getting the same tradies/site supervisor as you as they normally use the same people for houses in the same area.. I can't really say much about mine yet, i am waiting for our independent inspector to do an inspection at frame stage. It's fantastic to see how many people have already moved in. Lots of houses are going up in our street but no one has moved in yet. Claego, Congrats on moving into your new home you must be so relieved! Does anyone know if electricity is available in stage 5? i know a few people on the forum have had issues with electricity during their build.. Hi Dreamhome Sorry I have been interstate so I missed the post. Yep M were good. Obviously there were a few things but M have been good and sent people to fix things anytime I want. In terms of workmanship it's great. Very sturdy construction, nothing has broken, no cracks etc. We did the following to minimalise the issues at handover though: 1) We went there every 3 days or so and if we found anything that wasn't right (no matter how small) I emailed me CSC and she sent it to the Project manager who fix everything within 1 week. Eg. powerpoint missing or in wrong places etc. I literally sent about 30 mails in total and everything was fixed before first walkthrough. 2) We identified about 27 things that were wrong at the first walkthough and by the time of the 2nd walkthrough (Handover) there were 3 things outstanding. (replace driveway, replace 1 chipped brick, replace window locks (they lost the keys)) M gives you a book with subbie company names and phone numbers who you can call and you just as you built with M and they send a guys to fix it whatever the problem. I cannot stress enough though keep pressure on them, I mean dont go crazy or anything, but keep emailing them with fixed and try to get the Project Manager to provide a date closer to finsh. You house started 16/10/08 and handover was 02/06/09. So it was almost 8 months. When the plaster goes up it seems nothing happens for months and thats when it gets annoying. Any other questions just ask mate. Hi Moody, Thanks for your reply not sure how i missed your post too. We are having our pre-plaster inspection tomorrow. So far so good, our inspector identified some issues at frame inspection and he will make sure they are fixed when we do the preplaster inspection tomorrow. I am glad that nothing's craked and the workmanship has been good, i hope ours will end as good as yours In the contract it allows for 9 months, which should take us to the end of Feb/beg of March but we were told if everything goes well we might be in before Xmas. After seeing your post, and the fact that it took 8 months for you, i am starting to think that we won't make it before xmas Up to now, i thought they progressed really fast, i hope it doesn't feel as long as you did when the plaster went up, i really enjoyed seeing the progress every week. I guess when the house is locked up, you can't really see what happening inside either. Have you had your 3 months inspection yet? [i]We built in Point Cook and are loving our new house. If you have a weekend footy match or cricket for that matter I would imagine it would get a bit noisy while I am trying to relax in my house. The other factor for me was the fact that it was a main thoroughfare with parking on the sides of the street, so I could imagine all the cars with parents dropping off/picking up kids from the school to go in next door to the oval. Just my thought process in my decision, probably totally irrelevant in the end. I do love the carlisle range and inclusions. I was almost going to go with them but my wife got her heart set on the H3nley Charleton instead. Bit more expensive than I planned for but I must keep her happy. Cant complain about H3nley's inclusion upgrade pack either. Building Charleton 283 with Henley. We were told that stage 12 is currently set for late October. Re: Alamanda Estate - Owners Forum 115Aug 04, 2009 2:33 pm hey guys, Does every builder provide the solar hot water service ? I'm wondering if the solar hot water is more efficient ? A person from bunnings said that if in winter, the gas heated hot water is still needed for the whole family... anyone has already finished building and moved in? how about the new solar hot water service working? Re: Alamanda Estate - Owners Forum 116Aug 04, 2009 2:59 pm Has anyone been approached about the new Broadband Network being installed at Alamanda ? Read about it in the Villawood newsletter, looks pretty snazzy, and appears not to be the very limiting Telstra Velocity system - you can use other ISP's I think ! Love for it to come to Marriott Waters too ! Re: Alamanda Estate - Owners Forum 118Aug 04, 2009 4:09 pm Hey, Just found this forum, and am already addicted! Thanks in advance for preventing me from doing any worrk from now on! We have bought on Stage 8A, facing the farm land / grass land / whatever its going to be (Does anyone know if they are putting tree's or fencing up to obscure the view or if its going to be wonderful open views?) We are building a Brookvale with PD, and are scheduled to start in late October, (providing Alamanda don't find any more unknown water pipes unde rthe estate) Point Cook, Victoria - Being hounded by the fascists!! Check with your builder as to what they are providing. We have the Solar with the gas assisted boost. The gas kicks in when needed. Building Charleton 283 with Henley. I was wondering if anybody knows if there will be clubrooms for teams located at the oval in Alamanda. The set up looks great, with the football, netball, soccer etc. thanks 2 28547 In Victoria you cannot put a caveat on arising from a domestic building contract. 65 105461 They already have two well known ones (HIA & MBA) that many new home buyers mistakenly think are regulatory bodies that Joe Public can complain to. 6 15012 |
