It has been a bit frustrating as the stage has basically been ready since about July (i.e. driveways, paths, roads were done in June/July). The stage was only delayed due to the problem in stage 6. Have an October site start with our builder. Hopefully that happens and we aren't charged anything if we are slightly late. But after some deliberation with Mrs Vzbux, we might scrap the idea and shove a big spa pool behind the garage and cover it with a sail shade instead, giving us shade from the house, the garage, next doors house, and the shade, significantly cheaper and a better use of our land. Hi vzbux, we have bought the land ins tage 8B fongeo drive...hope your land and our land title realease is arnd the same time...Joel was saying it should be around end of september..but from the website I guess its now around early october...its very exciting how the work is progressing..we had been there this weekend and the communicaitons work was going on.. Have lived in Lincoln Heath for last 3 years, and remember when Alamanda was farmland, so have seen it develop from scratch. The estate looks fantastic and should be great to live in. The parks look sensational too. We are heading down the path of building a H3nl3y Voyag3r, so this should be interesting, and its our first build too. You are making me jealous with all the talk about a pool, but your ideas sound great. There is a fibre optic info session at Club Alamanda on Wed 26 Aug, maybe I will see a couple of you there. Interested to know how you have found them to deal with so far as I am in the very early stages.. only really dealt with land side of things to date. Also... Land tax anyone... can you explain their calculation on this? When I look at SRO site it says no land tax on a block below $250k... Is the developer simply dividing the total land tax bill they get then dividing across the number of blocks? I bought a land too at GrandPark Precinct, one of the front lots facing the oval. Have been dealing with h3nl3y of recent and have been having so much problems. A few days b4 tender, they told me the house would not fit on the land becoz of the easement on the back and said its not the sales representative's fault with the draw up he had done for us that made us go ahead with buying the land. I feel they have such a false front of great sales representatives but after that its hell. Bad manners, no return phonecalls, asking customers to be accomodating to them instead (yes some of them actually told me that after telling them i cant take anymore leave). after writing a 3 page complain letter to management, then did all administrative staff start discussing with better mannerisms and more options with time. at the moment, problems are still there with not much option given to us other than downgrading the size (house ends up looking squashed up everywhere) or to dig up the whole road front (prudence parade) and re-transfer the storm pipe underground at OUR expense to fit the house on block. YOU GOT TO BE KIDDING ME. It's been all passing the buck around. But hey, everyones experience is different i guess. lots had good and lots had bad. i'm still in the bad discussing stage and am already looking at other builders. Still love the h3nl3y design and furnishings but they have made my first home experience hell!!!! and made me miss the big grant. still about to give the manager a beautiful piece of my mind tomm after finding out much more stuff and see what can go from there that's why i joined this site i guess. to find out more feedback and got a bit of both. I'm having some intial problems with repsonses etc.. hoping it wasn't a sign of things to come.. Are you still dealing with the sales ppl in Point Cook or you working now with "head office"? We were looking at the Lexington Q1.... and was told to downgrade to Q2...... To me it was a big difference of my dream house and the money i'm spending to see it squashed up!!!!! we went to the office at point cook, rowland drive at first but the sales people were so rude to us (as if we didnt have the funds to buy a house) and just brushed us off..... this was like half a yr ago. so we travelled all over and ended up in caroline springs displays and there was the lexington. the sales people were excellent, kind and patience to answer an queries but now i realise he made such a major mistake of measuring the house on the land on paper!!!! we bought the land from the approval the house would fit! what a major mistake! they should upgrade for such a big company to having the measuring system on computer!!! i am now dealing with the regional production manager but have the emails of two other higher posted people within the company. unfortunately one of them is on annual leave till mid october so i cant give him the truth of the people working for him! even the production manager would not call joel when asked to on thursday saying he will wait for admistration officer to do that and then Joel went on leave till monday! GoSH!!!! will see how we go tomm.... have looked around a lot. didnt really see whether there was henley displays in alamanda itself.... was too angry still..... We are not first home buyers, so not in a rush, and making sure everything is sweet before taking another step. We have been looking to build for 2 years, and it took us a while to find the right block and house design. We have also been able to get some non-standard structural changes done, which were handled very well from their end... We had the opposite experience with H3nl3y, Caroline Springs were rude, and the gals at point cook were great, making coffee/milo for us and keeping our 20 month old entertained whilst they answered all our newbie building questions. We has our colour appointment 2 weeks ago, and that was fantastic. The lovely lady was great, listening to our ideas and making creative suggestions and even had the notes of our structural variations... we took their advice and visited 3-4 times beforehand, and contacted the brick manufacturers for addresses that had used the bricks we were interested in... Just waiting on soil tests so that we can move to tender... I must chase that up... 12B has the road done, and crossovers/footpaths are going in... so not long now. So far all good, but loooong way to go yet... Hmmmm..... now i can try even harder to ask for it.... coz what i just need is basically make one room smaller to get the end bit off the easement..... i dont think it is that difficult at all. And with them saying they have such great draftsmen.... whats the trouble for all the trouble they have given me. Missed your question about what we like.. We are actually going with a H&L package with the Monterey 29.. My wife was leaning towards the big M but the position of this block near the park had a big influence so we went with the package.. Hoping it makes things a bit easier.. Spoke to Joel today.. Stage 12B only 2-3 weeks from title it appears. Our CLE told us that our plans have already been approved by Alamanda (we knew nothing of it until we asked how it was going!). We haven't figured out our landscaping or driveway yet so I can only assume that these components are not required for approval by the Alamanda design panel. Fingers crossed for title this week!!!!
