We are currently torn between Provincial and Casaview for a builder. The plan for the Caprice is great, but am shying away from Provincial due to the comments around timing and chasing them up. Did notice that they were very busy on the weekend and one guy had to wait for half an hour to get to see George (it was 'come back next week' if he didn't wait)... Are there any more people with experiences to share with Provincial? How good are they with getting things organised? Don't wanna have to sign a contract under pressure just because it get's presented to us on the 29th of June! I was waiting on things from him that I should have been getting from other people within the company, but I didn't know that at the time. Now I'm contacting other people directly, or asking his off sider to find things out for me, rather than waiting for him. I wish I knew this last year! In regards to the $6500 they will wait until we're ready to write up the contract and then they will review all costs and we'll have to hope that it comes down. We can't afford to pay that without losing other things so fingers crossed that they're reasonable. All in all they have been very good, and I will still recommend them. They don't charge ridiculously for small things like moving a door etc, whereas when we were at tender with Westminster they would charge just for changing the plan. I would just caution people to make sure that the tender period is sufficient, and to keep on their backs in regards to waiting for things. Don't let a few days go by wondering where things are at like we did, just call again and get someone to chase it, doesn't have to be George. We probably also made too many changes, but our block is small so we wanted to trim the house slightly, and also save a few dollars, but the time it took to get the changes right on the plans will probably end up negating any cost savings we made by cutting floor space. If you like the plan, and don't have too many modifications then I think you can't go wrong. Ended up meting with the builder and working out where the delays were and managed to divide the cost up between us. i.e. We took a hit, but the builder took some of it as well. My advice would be to make sure you have your timeline documented with notes and hopefully emails. Pick the areas that you think the builder has delayed and aim to get reductions on those. Explain to the builder the percent of time that they delayed and get at aleast a reduction of that amount... We got lucky as there were definate delays by one of the builders contractors and they agreed to reduce the expiry penalty. Good luck!
