Browse Forums Building A New House 1 Mar 21, 2007 4:17 pm I had a building company look at my block of land (not purchased yet) but they have come back to me and said that it has 3 mtres left to right fall and they can not build on it. The width of the block is 35 mtres so we were building a ranch style home.
I asked about Beares and Joists and they said add $40k Is that correct? Re: Slab v's Bearers and Joists 2Mar 22, 2007 1:57 pm Cut and fill. You dig out the soil from half the of the high side and dump it onto the low side until they are both to your desired level. You may have to have a retaining walls built to protect neihbouring properties. The building company should know this .
YOU should also check with your council. Re: Slab v's Bearers and Joists 3Mar 22, 2007 3:23 pm Sometimes a builder will not like to build a slab on slope, because it means more work, and more expense. It's technically possible (to a point) but becomes more difficult.
I suspect that if there's a 3 metre fall across the width of the house, the builder has decided they "won't" do it, rather than they "can't" do it. Depending on the builder, they may not be geared up for bearers and joists - in other words, all of their house plans have been developed using a slab, and you are rocking the boat to suggest you want otherwise. I know that M e t r i c o n and Porter Davis are two such builders - they build on a slab. If you have a large amount of fall, they jack up the site costs to cover the extra expense. I built a house a few years back and used an architect to come up with something which suits the block - some up front expense, but worthwhile in the end. Cheers Perry Re: Slab v's Bearers and Joists 4Mar 22, 2007 9:52 pm yeah on the can't do it - that was their words not mine.
My concern was that 40k for Bearers and Joists seemed a bit expensive, and realised that it was just they thought it was too dificult. Bompany in NSW starts with a B and ends in wood Re: Slab v's Bearers and Joists 5Mar 22, 2007 10:11 pm I agree… cut & fill!!
Not hard….although it seems it is to others. A ranch style home could possibly look better with bearers and joists?? I guess the decision is up to you, good luck with it! Internal and External Building and Colour Consultant Online - Worldwide http://www.denovoconcepts.com cut & fill 6Mar 22, 2007 10:24 pm but to cut and fill you have to get a council approval, don't you?
just think if it is worth it and ask someone about it. We have bought the land with half cut & fill. The problem is that the soil under the fill is highly reactive and we have paid for the slab $21k. My advice. is better to pay for extra tests than pay much more for the wrong choice. We have done our test after we signed the contract. who knows what would be otherwise... kate Re: Slab v's Bearers and Joists 10Mar 26, 2007 6:37 pm We seem to have lost our builders on the forum…..shame!!!!
I would suggest you ask an independent builder the same question. Maybe a few ….this way you will be able to get a feel for the difference in builders and their prices, AND weather your builder just doesn’t want to do it.
