Browse Forums Building A New House 1 Mar 31, 2009 6:33 am Hey, Thought i'd share my elevation and plans (yes it's another one of those threads). Unfortunately I've been overseas for work so my wife has had to do all the selections on her own. She's got the final selections mid april. That gives us a final opportunity to make any changes. So take a look and let me know your recommendations/thoughts/etc. My wife prefers the traditional style home rather than contemporary that's the reason for the victorian bay style. It comes out in her selections. Eg 2 decorative arches, georgian style lever taps, turned posts and baulestrades etc etc. We've designed this one to be quite open plan. I had a full 2 way bathroom added downstairs (rather than just a toilet) so the study is really a guest/bed4. In the end we decided the massive games room on the top floor would be more use than an extra bedroom with a smaller sitting room. I tried to define it as a room with a small return wall, some pillars and a bulkhead. It tries to emphasize space without losing too many rooms. Adding a 5th bedroom or a formal dining area would have sacrificed too much of this open space. The configuration of the kitchen wouldn't allow a feature door out to the alfesco (eg big bi fold doors) so we are stuck with a single sliding door. However you can get quite a nice bi fold serving window which we may opt for in the kitchen. All up it's a total of 323 m2 all inclusive. Builder is Weeks Peacock in Adelaide. I'm really interested to hear your thoughts, even if it's not your style. I'd think about making the roller door at the back of the garage a double roller door, then if you had a party or big BBQ and the whether turned, you'd have the alfresco and the garage for everyone. Only thing I'd do if it were my house is a larger shower in the ensuite (reduce your partners share of the wir) and smaller vanity in the powder room for some extra storage. Fi has moved in!! That is, still have 2 toilets, but see if you could change one to a powder room or self contained next to the main bathroom. Good luck, lovely floor plan. Re: Front Elevation and Plans - Take a look 8Mar 31, 2009 6:31 pm Thanks for your comments, it'll give me some things to discuss with my wife over skype. I hadn't thought of a double garage door at the back, it's a good way to increase the floor space when entertaining. I had planned to use the garage back wall for storage, like cabinets or shelving or a workbench. Storage is always a tough one. I was thinking about a larger ensuite shower but the aircon people need another duct provision on the top floor. I tried several locations but the only suitable one is inside the WIR alongside the shower recess. So that reduces the WIR floorspace. I think in this case it would be 'reduce my share of the WIR' rather than 'reduce my partners share', lol. It's funny we spent a good 10 minutes with the consultant debating having a 3-way bathroom upstairs or a single room. From a practical point of view a 3-way is better because the toilet and vanity are still available if someone is using the shower, (my preference). On the other hand a single room looks bigger and keeps with our open space theme (my wife + consultants preference) . As you can see I lost that one first round but is worth revisiting Thanks again for your feedback Re: Front Elevation and Plans - Take a look 9Jun 01, 2009 7:42 pm Had to make a changes to the plan. The engineers plan was to cut the entire block and we'd end up with a 2.6m high retaining wall along the back. This meant 1000 tonne of dirt removed @ $16k. I told the builder that if i'm going to pay $16k extra it's not going to be for soil removal and a 2.6m wall of cut earth. I'd rather they come up with a better idea. The idea from the very beginning was to have 1.2m cut at the rear and 1.4m fill at the front. However the maximum gradient for a driveway is 1 in 5 slope so that scenario was not possible. So I have suggested they split level the garage to be lower than the house to (a) keep the 1 in 5 slope and (b) allow the 1.2m rear cut and 1.4m front fill scenario for the rest of the house. So the builder is redrafting this option and getting a new engineers report. The downside is that we will lose access from the rear of the garage into the alfresco via a roller door. Hopefully we'll be able to keep access to the meals area, but will mean a staircase going up to the door. I haven't seen how the frontage will look, but I believe it should still be ok. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
