To be clear - the quote of 260k does NOT include the FHOG. So I don't need to add it to the 260k. (Some builders are ** and include it in their quote, but I am deliberately making sure my quote does NOT include the FHOG). So from what I understand - to that 260k figure I need to add legals, stamp duty for land, LMI etc - that then becomes the "total amount" for the loan (say, 270k? No idea really....). Then once the slab is poured, I'd get 21k from the government (well, 26k for me) to put back to straight onto the mortgage. EDIT - He's come back with another quote - the "Auburn 1900", which is a 19sq house. Three bedroom + study, two living areas, and a double garage. Includes all tiling and carpets, front driveway + front path, gas heater (etc), on a 492sqm block, for $261k. It doesn't include fencing, landscaping or curtains. So now I have to work out if I can negotiate at least curtains or something... hmmm... and look at other builders to see if I can find anything of better value.
