Browse Forums Building A New House 1 Mar 29, 2009 10:36 pm Just trying to get a general idea of how long we can expect it to take to build our house? After 2 weeks of building they have completed the frame so far. The contract says something stupid like 32 weeks (which includes Christmas ) but I have heard from others that it took only 20 weeks for a similar size (ours is 34.5sq). I'm trying to get a realistic idea of how long to expect so that we can co-ordinate the timing of the sale of our existing house. If anything, we would prefer settlement on our old house to take place a couple of weeks after handover, so we can take our time to move in. But then again, no one has a crystal ball and we don't know how long the place might take to sell. We have lock up, cabinets in and plaster on. Fixing carpenter is supposed to start this week. Our contract date is 11 August!! I cannot see how it will take another almost 5 months to finish the house. Our SS and CSC are sticking to that date. We are putting the house on the market next week and going for a long settlement if we can get it. Otherwise I am concerned we will have two full mortgages for a couple of months and that is major money. We can't take the chance that the current abode will take 2 months to sell and then the purchasers want a 120 day settlement. A house across the road sold on Tuesday after being on the market (for the second time) for almost 6 weeks. So we figure better to get it on and get something happening in case it does take longer to sell. Apparently, the road we live on is a major factor???? I have never noticed road noise or that it is particularly busy, but it seems that is the impression buyers get. As long as we get our price, I'll work something out. At least my kids are older this time around so it won't be as much of a drama as it was last time. It ended up taking 33 weeks from the promised start date. This was for a 29 square house. Their guarranteed completion time means absolutely nothing. We lost about 3 weeks due to theft. Ours was 42 sqs double storey - Lifestyle. Our contract was for 250 days and they did it in 170 days or there abouts. Happy at Home Re: PD Customers - how long for your build? 12Mar 30, 2009 12:11 pm I think you should look at your actual build progress rather than the contract date I also mentioned to my SS about my situation during lockup stage, they advised me to wait till handover which i am now glad that i did, who know what is going to happen, and in fact anything can happen and can delay the completion of the house. I am not saying that this can happen to your build or any PD house, but there are something you cannot expect, thief, weather, traders…etc The storm before Christmas, the extreme weather in Feb, traders not turn up as promise, and I mostly hate the thief.. that caused a lot of issues/delay to the build If you see, there are people start to sell their house once reach lock up and now in a position that they need to move out but still, no new house yet I only start the selling process last week after the first PCI.. i know it may take weeks to sell the house, and paying 2 mortgage is not fun at all, but at least i don’t need to stress about the house, if it can be completed before moving out, and/or i don’t need to rush and move in to the house that still have outstanding things to fix Blog - http://clageonewhouse.blogspot.com/ Building Thread - viewtopic.php?f=31&t=10886&hilit=milan I am in, with my husband and my beautiful bunny Re: PD Customers - how long for your build? 13Mar 30, 2009 12:44 pm Yeah, it's a hard one to time accurately. If we sold before the new place was finished we could put our stuff in storage and stay with MIL for a short while. If it's any longer we could go into temporary accommodation. MIL also has a unit in Rosebud that we could live in if push came to shove. Obviously we want to avoid this, but if the price was right for our house then we would make the sacrifice I would actually prefer to have to move out earlier rather than later as the 2 on-going mortgages would cripple us.Ideally, we will have 120 day settlement. I really do hope that it works out in your favour though! It's always tricky timing the settlement of an exsisting property with the handover of a new property. Good luck. Re: PD Customers - how long for your build? 18Mar 30, 2009 7:01 pm We were "guaranteed" 20 weeks - the salesman even told us that he'd be surprised if it took more than 18.... the contract allowed 23 weeks (still can't work that out - Christmas wasn't a factor ), and we got the keys at the end of week 40 from site start. Prestige, single storey, similar size to yours... But you'd have to be very unlucky to get the combination of incompetent tradies, useless SS (long since sacked) and total inaction that we struck.
