I'll bite and take the bait. There is a reason Henley is cheaper than PD, ** and other majors. You are not comparing apples with apples. Henley are the only major builder that does not use waffle pod slabs. I didn't want my house to sit half a metre lower than it needed to. This can also increase site costs. One quick conversation with Henley told me to plan for 40k.... ** 20k, Boutique 20k, PD 16k....... And while the pretty extras, like stone bench tops everywhere seem like good value. Worry about what is inside your walls..... drive around a new estate... talk to lots of tradies that are working for lots of different companies and have worked for lots of different companies.... ask them about the materials different builders use.... ask them about what's inside your walls. You will soon understand where the extra money is with PD, ** and a few others.... and why Henley is cheaper. Ask a couple of your local real estate agents why they mention "PD built" and "** built" in their advertising material for homes on the market.... and why they don't mention "Henley built". I don't want to have go at anyone, but I'm a bit sick of being told I'm stupid for spending extra money, that the "smart people" wouldn't build with PD because it costs more. I am a smart person. I know exactly what type of framing my builder uses. I know exactly what is going into my home. You would struggle to find someone that has informed themselves more about this process than me. So yeah, I'm p*ssed off when I may be portrayed as an idiot because of who I choose to build with. I do not have a go at anyone's choice to build a cheaper home, so I'd appreciate it if no-one had a go at my choice to build a more expensive home. My decision is an informed one. I may well be selling a kidney now to build with PD, but I won't be selling both in 10 years to fix major problems caused by bad materials. We are going with a custom/private builder. Completely understand where you are coming from. Reasons we went for this builder was that we wanted quality, excellent customer service and felt confident by going with this builder our expectations would be meet (or exceeded), and many other reasons. We could have easily gone with the typical display home companies and by doing so we would have saved thousands. However, the quality would fall below our expectations. We have seen the quality in their display homes (and they are meant to be their best with all the upgrades etc etc) and we weren't impressed. In everything I buy I want quality not quantity. I'm not sure who PD are (excuse my ignorance, by not going with the display home companies have no idea who they are...lol). I am sure you chose your builder for similar reasons we did.
