Browse Forums Building A New House Re: wyndham waters site cost! 2Mar 27, 2009 4:18 pm im presently building there at the moment and i required a P class slab although complete site costs for this would have only been $8,500 which i think is pretty good... it turned out through i was building really close to the easement and the easement was about 5.5m deep which means i had to pay an additional 6,000 for bored piers to overcome angle of repose.. so all up about 14,500?? Re: wyndham waters site cost! 4Mar 27, 2009 5:19 pm We are in stage 57 and it looks like we need a H class slab. This wont be confirmed until the soil test but we have had the survey done and it seems this could be the case. Our builder includes H class slab in their costing. Re: wyndham waters site cost! 5Mar 27, 2009 6:33 pm thanks for your replies guys.. We're in stage 58. Our builder has a site cost included in our package, and we're doing a H slab. so around $15k i believe is the site cost....interesting.. our settlement is scheduled late april or early may, do you think this is reasonable considering the whole stage is not yet done..i mean no crossover etc.. yet.. Which builder are you with? Re: wyndham waters site cost! 6Mar 28, 2009 5:41 am playhouse thanks for your replies guys.. We're in stage 58. Which builder are you with? Stage 57 has gone off to the titles office and we expect settlement to be within the next few weeks so it is a little earlier than first thought. Once your crossover is in that should mean your ready to go. I think they are on track. The hold up had been the power company but that is now sorted so it should move quickly now. We are building with a boutique builder by the name of Infantino as we designed our own house. Who are you building with? Re: wyndham waters site cost! 8Mar 28, 2009 7:10 pm I am sure they will remain on time - we went over again today and they were working on the next stages and seem to be almost there. I see they have updated the website too telling us the dates expected and they seem to be correct. I'm sure yours is just around the corner! Stay positive. We just signed the land contract yesterday and Andrew assured us that the lot will definitely be ready end of April or early May and that they are looking at mid May settlement, which made us really happy. At the moment were waiting for our building contract to be finalised so we can proceed with the loan application. I just realised you're at stage 57 and we're at stage 58, were definitely neighbours then. How good is that to know someone like you. Our Lot is located along Loon drive, yours must be at morphen or bristlebird. When are you planning to start building? or has it started already? cheers, Re: wyndham waters site cost! 10Mar 30, 2009 2:50 pm my post is a little late but we are building in stage 55 dunlin crescent... the houses are going up so fast, it titled in sep last year and we actually started building in january.. ours was like the 14th house in our street to start so its already starting to look more established which is good in another year or so there is going to be houses absolutely everywhere Re: wyndham waters site cost! 11Mar 31, 2009 7:59 pm Samira my post is a little late but we are building in stage 55 dunlin crescent... the houses are going up so fast, it titled in sep last year and we actually started building in january.. ours was like the 14th house in our street to start so its already starting to look more established which is good in another year or so there is going to be houses absolutely everywhere - Wow, i'm sure your house is almost done by now =) you're right, the area will be established in a years time if not months..so excited to build..=) Re: wyndham waters site cost! 13Apr 01, 2009 10:18 am Hi Rel, Lee and Samira my future neighbours =) I just have a query regarding lender's land valuation less than the estate's price, have you encounter this problem at Wyndham Waters? I'm just a little bit worried as I think this will be our next step soon. Thanks again for your support. regards, Re: wyndham waters site cost! 14Apr 01, 2009 3:12 pm Hi Greg & Leebee, well its not REALLY almost done... but soon enough!! they finished the bricks about 1 and a half weeks ago and are due to start the plaster next week... im thinking maybe another 3 months or so?? I'm building with henl3y and they technically have until half way though october to finish it before they have to pay damages.. yes.. a whole 9 months!! wont take anywhere near that long though unless something incredibly bad happens which delays them for like 4 months.. Leebee i tell you what, the actual build has been mostly smooth sailing and so much more enjoyable!! for me personally the admin stage and everything up until site start was such a mess and sooo stressful... now getting to see it all happen and just sit back and watch has been great and so exciting! Greg, are you having trouble with Bank Vals??? how much did you pay for the land and what size is it?? i actually work at a local real estate agency and specialise in land sales so maybe i can help u?? Re: wyndham waters site cost! 15Apr 01, 2009 6:28 pm Our bank actually valued our land above what we paid but of course they decreased it before we seen it so dont worry to much. Im sure your will have held or increased in value by now. Samira - how exciting for you. Yes, I hate this stage that we are at - nothing but hassles and no joy. Bring on the build I say!! Cheers Re: wyndham waters site cost! 17Apr 01, 2009 10:48 pm Hi all future neighbours Greg - Our bank valuation on the land actually comes to be higher than the contract price, but of course, they choose the lower of the two (ie contract price). I personally dont think you will have too much problem with bank valuation. Samira - Great to see that everything has been running smoothly! Cant wait to drive past your house when I am in Melbourne during Easter long weekend Will get to see your externals! I will be having my colour appointment on the Tuesday after the easter long weekend! Still no where near to finalising my colour. hahahaha Still confused! too many choices. But I am very excited and cant wait till the colour appointment! Stephen Williams Landing Stage 10 - Kingwell Neighbourhood Re: wyndham waters site cost! 18Apr 10, 2009 3:50 pm Hi Stephen We are having our colour selection on the 28th April so things are starting to move along at last!! If the Commonwealth Bank didn't, and continue to, stuff things up for us we may have been ready to build a little faster. I am now convinced that the CommBank have lost the plot. I work for a government agency and if we used the same customer service ethos as they did we would be before the Ombudsman and in front of the Prime Minister explaining ourselves. The bank is a law unto themselves and I am over them. They are quickly destroying what little faith I had in them. Anyway - keep us updated on your build - when are you starting that? Cheers, Lee Re: wyndham waters site cost! 19Apr 12, 2009 4:11 pm Hi Stephen and Leebee, Good to hear that there is no valuation issue around our area, that's just so comforting to know. How exciting to actually choose your home colours now, keep it going, no matter how these banks delay your processes. I hope you had a great easter break! Re: wyndham waters site cost! 20Apr 12, 2009 4:22 pm We went out to see the builder yesterday - he was saying they are ready to go once we have the approval from the bank (and the title obviously). He was saying that the soil test has been done but he had them send that straight to the Engineer to save time so he is not sure how that came back yet - will know later in the week I think! He was happy with the compaction report and thought that showed we should have a H class slab - but you never know until the soil test confirms it. Our colour selection is on the 28th and then we are off to the Cabinet Maker to design our kitchen. I feel a little better after our visit but still furious with the bank! Will keep you updated on our progress. Cheers and Happy Easter! We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 36896 Thanks for the insight! My plot is a new development so hopefully I won't have too much problem during build as everyone should be roughly building together. I also… 2 3330 Approvals are covered in the cost we are paying to the pool company. The only thing stated in our home build contract for the additional cost is engineering support. … 3 7101 |
