Browse Forums Building A New House 1 Mar 27, 2009 8:37 am Does anyone know what the process is of making any changes after the cooling off period with PD after signing contracts? Unfortunatly i've just had a brainwave and want to make 3 changes: - Paint the kitchen wall next to the kitchen splashback the same color as splashback. - Make sure the study entrance has architraves so we can fit double doors later ourselves (raisedceiling height, it may look weird without these?) - Also worried about being able to fit a door without it looking weird to the Rumpus room later (because of the raised ceiling height) Is there a cost to make changes? Obviously i can paint the wall in the kitchen, easy done. But i'm worried about wanting to fit doors to areas afterwards without something already there. Any ideas on if I can do this later and it won't look weird? Or does anyone know what the cost is of variations after contract? Cheers! PD 2Mar 27, 2009 8:55 am The second two changes are structural changes. I don't like your chances. They're pretty clear about the time limit for structural changes. And do you mean bulkheads rather than architraves? They may well let you change it, but they will sting you for the privelege and it may delay you. Might be cheaper to get it done after handover. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Variations after contract cooling off period? Thanks Jo, if bulkhead is the term for the bit of wall over the door.. then yes! My friends Dad is a plasterer.. do you know if that's something they would be able to do? Is it a tough job? We won't be adding doors there for like.. 4 years. So i guess i've got quite a bit of time to stress about the costs we might be looking at. PD 4Mar 27, 2009 9:15 am Got to agree with Joles... my administrator was very specific on a few occasions about making sure there are no further changes we wanted to make, especially structural ones... On the painting front... I would seriously suggest painting yourself! Not only is it fun (you've seen the house painting scenes in romantic comedies where paint is flicked, a crazy paint fight ensues and finishes with a beautifully correographed love scene at the end???) but what PD charge for one room, you can do 5 rooms yourself! We were quoted $160 to alter from the standard colour per room. We had originally chosen feature wall colours for the living room, rumpus, study, entrance hall and master bedroom... and at $160 per room, it was going to be $800... I went out and priced the cost of the 5 cans of paint and to do it ourselves it will cost a quarter as much... Building with PD - Regent 23 in Point Cook WE'RE IN!!! Landscaping! Re: Variations after contract cooling off period? PD 5Mar 27, 2009 9:21 am Erinleigh, The last two changes sound like structural changes and post contract PD would most likely disagree But with the wall paint, they will just raise a contract variation and send you the details of your requested changes along with the cost Just make sure you select the right paint colour at hopeton prior to requesting this variation. The bulkhead will need a frame, then it has to be plastered, then the cornice has to be fixed and the door frame put on then the doors hung. Not a big drama. Just messy. I don't think my DP will be flicking any paint around our new house without risking death. But i do enjoy painting! Yep, that's my plan. We don't really need the doors just yet.. until there are little ones around and then we might wanna corner them off.. yeah? The only thing that might make us install doors earlier, is to be more energy and heating/cooling efficient. But i'm sure we'll sort something out. Thanks moody, we actually have already recieved prices to include the doors, but we have decided to add them later on. Just wanted to find out about the bulkheads so they are easier to fit later.
