Site costs are relative, you just design your house different eg. split level. The ground up there is good so excavation is not expensive, and depending on the block you buy retianing walls are minimal as you can just batter it back. There are a number of homes being built at the moment I suggest you go up and have a look at the quality of other homes being built and the way they have been constructed to get an idea. cheers Re: diamond creek 5Mar 27, 2009 10:30 am It's a nice spot, and I wouldn't call it expensive. It's more expensive than west of the Plenty River, but still cheap compared to most of Melbourne. My sister has lived just around the corner from there for the past 20+ years and loves it. Diamond Creek now has a good shopping centre and the railway station is a big plus - even though trains past Eltham only run about every 20 minutes. Greensborough is only a few minutes away for major shops, cinemas and so on, and there are good community facilities in the area too. Slopes aren't necessarily a problem - some of the major builders won't touch a site that has more than a minimal slope, but there are plenty of others who will. Maybe see which builders have homes under construction in the area and go talk to a few about site costs?
