The easy part has been looking through various display homes but now to crunch time and onto selecting our floorplan and our builder ....our first estimate has come through and im not to sure how fair and reasonable this estimate is!!!... House ..4bd..31sq...basic ..$185000 Site costs ..........$17600 then Area allowance ...$10000 Split ...... $10000 Drop Edge Beams $4,000 Export Fill $3000 Extras and Provisionals Site fence $1800 Roof Rail $1800 Basix $10000 Piering and Rock $10000 H class slab $3000 Double Handling $2000 I also intend on having a friend (qualified to trade) to complete basic earthworks (shape and level block which is within 300 anyway) pre building contract stage!!! Level block sits approx 2m above street level Builder wants to split garage to street level ,retain and step up to house on block !! I have already had a rep from council inspect the land previous to purchase and advise that a sloping driveway would be permittable to the block! Should i get a council DA for earthworks ....shape the block ...then sign up with the builder for contour survey /soil test and see if he corrects his ideas ....they seemed adamant that the cost to build this home on this land was going to cost the total estimated price ...and nothing would change that!!!...Were as i see some necessary changes being made Any thoughts would be muchl appreciated!!! Hi, we live in an area where the black soil is prone to a lot of movement. We have an old 50's house with masonite everywhere and nails popping out, warping, rusted etc.… 0 4514 I am not sure whether Perth has its own way of doing things in regards to this.
