When we raised the issue with our sales consultant they have been reluctant to give us the proper break down of cost. Did anyone else find the site costs quoted by PD seemed rather excessive? Post a breakdown of what the costs are, and we can give you an assessment of whether they are appropriate... Electrical Engineer... Don't hold that against me... And keen owner builder... We've gotten site costs from three different builders.... another big major, a mid level and PD. The three houses were pretty much the same size... length and width. We have M class soil, but we have considerable slope (pretty much the limit of what the majors will build on), a big cut and fill and we need a lot of piering into the fill. I can honestly tell you that PD are considerably cheaper than the others. By many, many thousands. I leave you to fend for yourself, figure things out yourself. They have said though that we will need a 290mm cut and 350mm fill. They did find rock 1metre deep which is pretty standard for the area, but as it is pretty flat they wont need to dig too deep. They are wanting to charge about $20,000 for site costs and when asked to explain they wont give us a break down till tender. We argued that if they came up with the figure they should be able to tell us how! It seems well above what alot of other people are paying in the same area which is one of the reasons that I found it quite a surprise that it came to so much. Re: PD Site Costs 12Mar 26, 2009 3:34 pm We have an 800sqm flat block with a "M" class slab and had extra piers (?) put in the Alfresco. We fixed our site costs at $10k. I'm not sure if we had rock, we didn't see the block at that stage, one minute it was dirt and then we had pipes. Other blocks in our street have had some rock pulled out though. Our neighbour was quoted $30k from H3nl3y for their site costs. My land is in the western suburb in melbourne, virtually flat too ( 34 metre long only have 200mm fall in the engineer plan from the developer) At first, they said they could fix the sited cost at over 17k with temp fencing and crossover protection on top of it, which added up to over 19k. When we asked for the breakdown, they said they had not done the soil test thus not being able to provide the details of the cost. Because PD failed to justify such a high site cost, we decided to order a preliminary soil test due to the fact that our land will not be titled until June/July. The prelim soil test report suggested that our land doesn't have any rock underneath, has about 200mm to 400 mm fill but has 400mm fall which contradicts to the engineering plan from the developer, our sales consultant said probably it's because the developer hasn't finished the construction yet and the land stands good chance to have only 200mm fall once settled. PD came back and charged us nearly 17k + 1500 council requirement fee by providing a H class slab + cut and fill + 51 piers ,however they said this cost hadn't factored in the easement running on the side of our land(it's actually on our neighbor's block) if the easement is deeper than 2m, they will need even more piers. And if they found rocks in a second soil test when the land is ready. The total site cost may be 3 to 4k more. After negotiation, they said they can fix the site cost at around 18.5k (including council requirement). Hope someone with experience building in western melbourne to help here! Should we accept the fix site cost or should we not fix the site cost and wait until the second soil test be done hoping for the soil test will come out better when the land is ready? We are building in the south east and your block sounds a lot like ours and we had a H slab which included concrete to the alfresco and portico. We are in the Rise, Tarneit. I think the site cost is very high compared with others'. As the land is not ready yet. if we don't accept the fix cost 18.5 k, we may need to wait till the second soil test to be done. That may be too late, as we need to sign the tender and the contract before 30 June for the FHBG. I am not comfortable to sign them without fixing the site cost, I am worrying they will charge us even more after the 2nd soil test and by then it will be too late for us to turn around but have to accept whatever they offer... Re: PD Site Costs 20Apr 21, 2009 9:33 pm Hi, We are building in Melbourne's West(Brimbank Gardens) and our site costs are $15.5K plus 1.6K for OHS. Orginally at tender it was 12K but after 2nd soil test it went up 3.5K. They upgraded the slab to a H class waffle foundation system plys piering as we had fill on the land. They hit some rock at 600mm. This also includes upgrade to Porch and Alfresco which we extended. Total House is 30sq.
