Browse Forums Building A New House 1 Mar 25, 2009 7:46 pm Hi all, Due to a mis-communication with my builder I have a house being built currently with Commons Bricks, but no rendering in the house contract. I will organise this after handover. Has anybody done the rendering/texture coating after house hand-over. What are the problems with organising this after handover? And should I try and push the issue with my builder to get the rendering added to the contract even though house is well underway. One obvious problem with doing the render afterwards will be scaffolding, especially how do they get access areas about the garage and alfresco area. Any past experiences or advice would be greatful. Cheers, Re: Render after handover 2Mar 25, 2009 9:26 pm IMO, it would depend largely on the complexity of the house. As an example, our house is being rendered on 2 sides and a quarter of the third (which has been fully finished in face brick). Due to the shape, this seems a natural delineation of the areas seen from the front and the side with the outdoor living area. We'll decide later if we want to render any more of the aspect that's only partly rendered and I see absolutely no problems in getting that part done down the track and the builder's renderer agrees. However, the front of the house has high-up rendered areas that can only be easily accessed (without potential damage to roofing) before the veranda roof has been installed. I reckon it would be an absolute nightmare to try to render this aspect of the house later. So, I think you need to have a careful look at how easily the walls can be accessed for rendering after handover. If it looks difficult, then it would probably be worth paying the builder a reasonable premium to incorporate it into the build if the company is willing to do so. This is compared to the builders lovely $38k for the same thing! Would be easier though if they could render before downpipes/water tank etc goes on!
