If your site start is more then 3 or 4 months away they offer to cap the price for 6 months or more. Yeah that's normal... holds it for three months or so or for whatever site start you book for. But some people sign up and their land won't be ready for 6 months or so, they pay extra to cap it against price rises. We signed in January with Lifestyle, changed to Prestige in February and we have a May site start. No extra money for us. Edit: Rellie is much faster than me! We only had one price rise of $1000 from when we slapped down our $600 (see? Even that's gone up!) in April 07 to when construction finally got going in February 08. Even at the time I thought it was no big deal. Wonder what's pushing the price up just now? Have materials gone up that much? I know the Aussie dollar is worth approximately one broken seashell on the world market, but still... New main promo basically the same as the other but it costs $1,999 and there's 20k worth of extra kitchen stuff as well. 40mm QQ Aluminium trim, frosted overheads either side of ranghood and other overheads Pot drawers Blum soft close hardware Undermount sink to kitchen Sink to pantry Extra gas cooktop and rangehood to pantry!!! Base cabinets to pantry a few other bits and pieces. Kitchen dream! I leave you to fend for yourself, figure things out yourself. We did not pay the extra to secure our price besides the $600 instead our contract states. "The Porter Davis Prestige Fixed Price Guarantee. Porter Davis will guarantee your fixed price for a site start on or before 31st May 2009. Note: Porter Davis will guarantee for site starts that may occur between June 2009 and August 2009 inclusive, a further fixed price guarantee for an additional $3,000." Basically if our site start is later than May we may be liable for an additional $3,000. That kitchen promotion looks great though! We paid our deposit last november. I wouldn't want half of those kitchen upgrades so I'm glad that we got the promo that was on offer at the time. Something like this sound familiar: PD - "If you build more than 6 months in advance, we recommend that you pay a cap so as to not incur the price hike, should there be one" Customer - "Yeah, I'll pay a cap, who needs an extra $5k anyways - might as well give it to the builder as we are getting the house for next to nothing!" PD - "Fine we'll jack up our price and make you feel good about giving us extra money for a fixed price contract! Then we'll delay your site start to ensure we use all of the capped costs you gave us. Don't expect to hear from us for at least a month, and by that time we'll have less than 2 months to finalise the contracts, which means we'll start building in 13 weeks from now." Sorry, I still don't understand why people do not resist this! Basically if you're looking to build with PD - just add the capped amount into the base price of the house. Does anyone know what the base price is for the Francis 29 now? We might have to go in this Saturday and see what we can do re locking in the price. Except from what I can tell this does not happen and they pretty much start building as soon as your land is ready. Most of the hold ups are due to us (being the purchasers) not them...
