We have 1140 sq/metres in Tranmere, Tasmania an outer suburb on the Eastern shore of Hobart which overlooks the beautiful Derwent River, the city and Mt Wellington. This pic is taken from the top NE corner of the block, looking NW. The block falls about 1m in every 5.2m starting at a high point of 64m. We are on a corner block and that end will be pretty exposed from a street appeal perspective. I take your point on the storage and will have to work on it. I did have some more storage downstairs under the stairs but if we can afford it I'm now more inclinded to go for an open staircase. Thanks heaps for your interest and advice! My only comment would be to move the door slightly to the powder room from the current position - not sure I would want to be able to see the vanity from the family room (alhtough I have no doubt it is going to be a lovely looking vanity judging by your ensuite ideas!!) I have a soft spot for Hobart - having lived there for 2 years - I really look forward to following your blog and thread! Can't wait to be looking at that view everyday! Thanks for the feedback on the powder room, I think I agree but I am struggling to relocate it. Ideally I would push the guest bedroom and the bathroom block to the left (roughly West) and align the guest bedroom wall with the start of the garage. That would move that doorway into the hall. The problem is that the En Suite and master bedroom are sitting on top of it, all nicely aligned. Given that limitation I'm thinking the best I can do is put a pocket door in there instead of leaving it open, what do you think? Anyone have any other ideas? Also, if you keep the staircase enclosed it will help with heating the house-which I assume will be important in your neck of the woods! Therefore you will retain that storage down stairs.. Another option to add storage would be to "bump" the window out which is between the guest bedroom/garage and enclose that as storage ( you could then keep your staircase open if you really want to)- IMO you need to have both sections of storage near the guest room as wardrobe space for the guest room for maximum value. Are those windows at the back of the garage? (why?) put storage under them? If you come out of B1 to go to the master bathroom, can you be seen thru the window on that right hand wall past the stairs (haven't read your blog - how close or how high are the neighbours?). I wouldn't want to walk thru the kitchen and scullery to the laundry - could you turn the WC and bathroom 90 degrees and put the laundry with them? Push the guest bedroom to the left...... Thanks Gogo and Dee! I had considered bumping that wall out for storage and I take your point about the guest room cupboard. I think I'll just have to go for the bump! I'm leaning back towards enclosing the stairs, thanks for the advice! That will allow me to pull the entry back in a little too and have a handy little wall at the end of the stairs under the landing with a little bit of storage, key hanging et all and a decent cupboard under the stairs accessed from the side. Michael Thanks Michael, That cupboard in the loo is actually a magazine cupboard ... I have a terrible habit of reading on the loo and my wife hates the magazines on the floor (or in the wall rack) so I decided to build in a place to hide them. It will no doubt also include some bulk loo paper storage, one of my other terrible habits is buying in bulk and driving my poor wife mad) .... The wall unit next to that, in the bathroom will have room for a few extra towels, but the main upstairs linen will be right next to that cupboard in the loo, but accessible from the WIR side as you suggested. Lots of my previous designs have incorperated a laundry chute. I've always loved that idea. I haven't managed to incorperate in this design because we've become pretty fixated with keeping the laundry up in that NE corner. The lay of the land and a rough sandstone retaining wall up there make it feel like the ideal spot to have a washing line. Finding somewhere to put the line that doesn't stand out like dogs balls from one or other of the street frontages is a challenge in our case! We did have a variation with the laundry ajoining the family room, in the end we gave up on it because of the above and because it made the back door right next to the front door on the wrong side if that makes any sense! I am liking the idea of extending the bedroom wall to define the hall a bit better and provide the privacy to the powder room but I'm not clear on where planfan is envisioning the bulkhead, are we talking against the bedroom/family room wall or across the hall bit of the family room? Am I right in thinking a bulkhead is lowered ceiling? Excuse my ignorance!
