Browse Forums Building A New House 1 Apr 13, 2012 2:56 pm Hi Guys Can anyone give me a real ball park figure of how much it would cost to build a house? (Do not include land) Things to note: I have done a preliminary design of the house myself - later on I'll get the design drawn up properly Include landscaping, fencing, 7m pool, spa The house is 2 storey Ground floor consists of 4x2, kitchen, theatre, small study, dining, family, laundry. I'm sure I could find a similar standard design for the ground floor. 2nd Floor consists of a 10m x 10m open floor space with a bar and very small toilet. 2nd floor has balcony. Garage is 6.5m x 7.5m Double brick I know there are so many things to consider with houses that vary ther price greatly, but just say I went for fairly standard finishes on the whole lot. Not the most budget, but definitely not the most exensive. My idea was that it would cost around $400k for the house and then a bit more for the pool, spa and interiors. Your thoughts would be much appreciated. I'm not sure if my design can be posted up. It's in Excel or .pdf format. I can emiail to anyone keen on helping me out. Re: New home cost 2Apr 13, 2012 6:00 pm Hi, I am a residential Estimator and it is very hard to give a ball park figure on the information you have given. My suggestion would be is to draw up your plan to scale with internal walls to the correct size (90 mm). Once you have your plan make a few copies and write out a list of materials and finishes you would like in your house. This will give a much bigger picture of what you want. When complete I would suggest running it past two or three builders in you area and get them to do a cost estimate on your design. Make sure you ask them what they have included and most importantly what they havn't included. When you do your estimate comparison be sure you are comparing the same thing. Builders are known to leave out Engineering, Drafting, Council and other fees to keep their Estimates down. Old Saying "compare apples with apples" Hopefully this information will help. We did this process about 2 years ago and learnt that renovating was about $3-4K per sqm (which is what we first planned). New house is about $1-2K (big variance but depends on level of inclusions). Double brick is always more expensive, but the rest of your items seem standard. Landscaping is nearly always excluded from builders' quotes. And demo. Our builder included driveway, but most we spoke to excluded. How many square metres are you looking at and where are you building? Our builder didn't charge and the 3 other tenders we got we didn't pay for either. Depends who you speak to. There are so many variables to consider with a new build that it's impossible to give you a 'guesstimate' of how much your build will cost. Could you build a 350m2 home for $400K? Depends on what you are after - If you want it to be turnkey, I would agree again with Sunshine T and say that you would be hard pressed getting a build for less than $400K - especially with a two storey dwelling. Even then the standard of inclusions would be low end. If you were happy to do a lot of work after (e.g. organise your own tiling, carpets, window dressing) it is very do-able. You definitely won't get a pool for that price though. To give you an idea, our builder charges around $1000m2 for his 'classic' specs for a single storey and $1150 for double storey. After all our inclusions/upgrades, our place came to approximately $1350m2 (that's turnkey) + another $40K for the swimming pool. Best advice is to write down exactly what you want and get various builders to quote you on those specs or suitable alternatives. As others have written, you want to be able to compare apples with apples. Plenty of builders out there that will provide tenders at no charge. At least you can get an idea of what it's going to cost for what you want and revise your budget from there. Re: New home cost 9Apr 17, 2012 12:18 am I agree with SunshineT as well. May be you are pushing a little bit too hard. Don't forget that landscape, driveway and excavation costs quite a bit as well. With 400k, I don't think you will have enough for pool and spa. 400k will barely get you a custom built house on flat land. Currently I am planning on custom build as well and it really depends on what you are going to use for your build to estimate a ball part. But we had so many variations that it turned out cheaper to our surprise to go Custom. I reckon that if you can get an off-the-rack to suit your block (and dare I say it solar orientation) then I expect that will be cheaper. But if you have specific needs and lots of variations, then going custom might be cheaper. And therefore it becomes closer to a custom build. I found my initial price was higher, but my upgrades were cheaper with a custom build. Had a plan drafted and submitted to 3 builders ( 2 storey 4 bed flat block ) Don't have the building dimensions handy, but the prices came in at 310k > 350k. Out of our reach so went project hunting. Half way through the build now, same block, (minimal variations), 2 storey, 5 bed, 228 m2 + garage 33 m2, will be very near 300K ( incl driveway, flyscrn , blinds, duct a/c ). We went custom designer straight away and got blown away by the costings, actually had pushed my budget significantly and it was even way above that! If we were to go with them we would have to give up all the extras/finishings so we walked away from our design (which took 6 months to create and was now their's of course), anyway half-heartedly starting display shopping and a new display turned up, quality builder, suited us with minimal changes. The cost of the sqm build was hugely superior by nearly 200/sqm and the finishings ans extras were quite a bit cheaper or even already included in the specs. We already paid for somfy motors for the blinds. The quote above was purely for “pre-wiring” so the blinds company can install the motors and blinds.
