Browse Forums Building A New House 1 Mar 25, 2009 8:52 am When we sorted out what we wanted in the contract I included all the blinds, all the electricals and a few other bits and pieces Ive now decided I would rather do myself or go direct through the electrcian. I have signed the contract with all of these items included, and the bank has given the okay to build. Can I remove them from the contract and take this off the total amount due, or can I only have credits for the items I remove and spend that somewhere else with the builder? They call them PCVS (Post contract variations) and we get charged the additional amount of credited back depending on what you change. Some builders will charge you a fee to change anything after you have signed a contract. I'd speak to your builder and find out your options! Re: Can items be removed from contract after signing it? 3Mar 25, 2009 12:17 pm The main issue could be that if the Bank has valued the property as being inclusive of those items and then you delete them - this can affect the valuation at finalisation. Ie carpet was included in initial Bank val - at handover no carpet - therefore value of home is decreased. Which can lead to problems. Some things are worth waiting for. Re: Can items be removed from contract after signing it? 5Mar 25, 2009 2:15 pm Why not ask your builder to leave them in the contract but not provide the items/service and give you a cheque at the end for the value of these things? This was vaguely mentioned to us by our salesman at PD as they do this sometimes to help people out with their landscaping etc. Eg they include the cost of a driveway in the contract but the builder doesn't actually do it and gives them the money back instead. The electrical work isnt a biggy, it would save me some cash but not stacks, its really the blinds and the fact that i could probably get some plantation shutters in a few select area's for that kind of cash. if it doesnt work out its no big deal, just drives me nuts having to wait until we get to certain stages to find out what my options are, it sounds like for the most part it might be easier to just let things go the way we've signed to date thanks for the input, if my colour consultant calls me back i can at least get things moving, she left a message this morning, yipee!
