I have been speaking with Peter from "Creations by GMH" and from our two last meeting, he has given me an indicative range for my home. I began by sketching my own design based on my guess of the 3m fall on my land which he based the quote on. Being a newbie and not wanting to be ripped off, I was wondering if: - Anyone know of any split level design websites where I could get some inspiration from? It seems to best get what I want, I may prefer to sketch my own ideas before engaging Peter for more detail. - Things I should ask when I get a quote from a builder? Example, what is included, does it include landscape, driveway, etc. I am working to such a tight budget I hate to come to the end of the project and realise I have bits and pieces missing! - For all preliminary design work including organising plans & permits (excluding cost of building house), what sort of ball park figure should I be expecting? My goal is to build a 25sq home for $220-250k. Thank you again! What type of fall have you got eg. front to back back to front and how much so you estimate it to be, we thought ours was 3m and it was 4.5m. After speaking to all the builders in that area we paid a designer / draftie to do the plans from our sketches and then we are going to owener builder it, there is so much info out there to guide you through it. You can also get the plans done the way you want and then give it to GMH and others for tender, and get them to knock off the price of the plans getting drawn. However they all seem to want to cut cut cut and slab slab slab as it is the easiest. We wanted it on stumps to minimise cut and maximise height / view the reason for buying the block in the first place and it isn't more costly it just requires a bit more time and precision. good luck!!
