Browse Forums Building A New House Re: Floor Plan Draft 2Mar 23, 2009 6:55 pm This is our second draft as the initial idea had too much wasted space and dead ends etc. The living area is 21 sqaures with the whole place including the garage and alfresco being 28 squares. We are still working on all our plans though so any comments would be great!!! Also - with the fireplace (real wood fire), we are planning on mounting our tv on a mantle piece ontop ont he brick of the fireplace....is this an impossible idea?!?! But I'm going to make my same suggestion I always do. I'd lose a little of the laundry bench space and have access from the garage into the laundry. It is fantastic for cleaning up after working on cars, dumping work clothes (if you have a resident tradie) or for changing straight out of gardening clothes. Saves dragging crap/dirt through the house. Also gets shopping to the kitchen quickly. I'd probably keep the other access door as well. Also with having the big linen in the pantry, I'd think about changing the little linen outside the toilet into a vanity. Means people can wash their hands if someone is in the shower. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Floor Plan Draft 4Mar 23, 2009 7:12 pm I agree with Jo about the garage access, although I'd be inclined to consider ditching the existing door and gaining more space in the WIP or study or both. I had a similar thought about the bathroom/toilet setup - even just moving the bathroom door to opposite the linen cupboard would give easier access from the toilet if you can't manage to add a second vanity. And I'd put a door on the ensuite. Unless you live alone and don't ever plan to sell the place. Love all the linen storage! Re: Floor Plan Draft 6Mar 23, 2009 7:25 pm I agree with all the comments above. You could also move the rumpus/theatre room to come off the family room next to bedroom 3. It would mean the passage way which is just dead space can either add to the size of the theatre room or bedroom 3. B: Make the WIL WIP one big storage room. C: You can enter garage to storage room. Shopping bags go straight from the car to the storage room. regarding the hallway to the thearte room -yes it is wasted space however i think you can turn it into a feature. Imagine walking into a cinema. You always have the long walk. Perhaps you can place some feature lighting on the wall and some posters- Before you walk into the theatre room. This can look great. We are already planning the following: - Turning the walk in linen into a bigger walk in pantry so we can store eskys bread maker etc all in there. - Using the hall way to the rumpus room (labeled as home thestre but we will use it as a second sitting room/kids area when we have them) as a feature and putting big windows in to maximise our view of warrnambool. It was placed here and the hall way was created as we wanted the bedrooms and main bathroom to be smaller, so instead of having every room bigger (and the $ ascociated with that) we have the hall. - We are also planning on having an ourdoor shower on the outside of the laundry, where we will also have a drying area for a clothes horse undercover. This is so that when my bf comes home from diving he can come from the garage, outside to the shower and inside through the laundry before he brings any mess into the house. our block is 2 acres in size with NO neighbours so having a shower outdoors with just a screen for privacy will be fine for him to rince off in his wesuit) - DEFINATELY going to have a door on the ensuite! I hate waking up when u arent working that day because the other person has to get up haha!!!
