Browse Forums Building A New House 1 Mar 23, 2009 7:12 pm Hi all, I'm just doing my calculations of what to expect to spend once I go to my Hopetoun appointment in April. I wasn't able to find the cost of few of the variations that we'd like to add. It'd be appreciated if you guys could shed a light on the cost of the following 1. Additional one double power points 2. Junction box 3. Adding 2 downlights under the overhead cupbpards 4. Adding 4 Downlights to the Alfresco Area 5. Adding Pendant lights for the meal area 6. Adding pendant lights for the kitchen island 7. Additional external one double power points 8. Category 3 carpet upgrade 9. Category 3 Boral brick upgrade 10. Mortar upgrade (is off-white an upgrade ?) 11. Colourbond Gutters and Fascia 12. Colourbond Downpipes 13. Frosted showers and bathroom window 14. Splashback upgrade 15. Wattyl ID 3 coat system 16. Internal door upgrades I know that the list is quite long, but it'd be nice of you if you could help me with whatever you know Cheers Re: Cost of variations at Hopetoun !! 2Mar 23, 2009 7:16 pm Not building with PD, but I can imagine the upgrade costs will be considerably high.. You are upgrading to Cat 3 some items, that will definitely be very high. I think Ive heard Hopetoun has high upgrade costs .. or was that for studiom? Double GPO's are about $40-$60 each? Waterproof Double Powerpoints are about $100 Downlights $110 each i think Colorbond facias and downpipes are standard i thought. Our ensuite and bathroom windows upgraded to translucent glazing was a total of $176 I think the junctions box's were about $50? Sorry to be so vague. Haha. Re: Cost of variations at Hopetoun !! 4Mar 23, 2009 7:26 pm Sorry, I can't help you with much of this as we haven't had our electirical or Hopetoun appointments yet. But our cost to go to colorbond guttering, fascia and downpipes is $1700 approx. That's for around 39sq. So yours should be cheaper than that. For the internal door upgrade, do you mean height or door type? For height ours is $1200 approx to go to 2300 height internally. (18 doors) Erinleigh, the guttering, fascia and downpipes are painted zincalume as standard on single storeys. If you want colourbond it is an upgrade. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Cost of variations at Hopetoun !! 5Mar 23, 2009 7:29 pm joles Erinleigh, the guttering, fascia and downpipes are painted zincalume as standard on single storeys. If you want colourbond it is an upgrade. Oh, makes sense! Another upgrade I have never been aware of. Building with PD - Regent 23 Cascades on Clyde Estate HomeOne Building Thread - PCI Completed - 28th August. Handover - 11th September. Re: Cost of variations at Hopetoun !! 6Mar 23, 2009 7:51 pm Keep in mind that these prices were back in July 07, and there will be variations for house size, whether it's double or single storey, and so on. Mortar upgrade (is off-white an upgrade ?) Yes, that's an upgrade. We were charged $635 for off-white mortar Colourbond Gutters and Fascia & Colourbond Downpipes - We got this as part of a promo, so paid very little for it, but the full price quoted at the time in the promo was just over $1000 Splashback upgrade If you mean to a glass splashback, again I can only tell you the promo price, which was $1095 for up to 3.3m long Wattyl ID 3 coat system - $1619 for a 35-square single storey. We also paid $360 to not have white ceilings. Internal door upgrades Do you mean increasing the door height? Or are you choosing a non-standard door style? Our door height upgrade to 2340mm was $1154 at the time, although we paid less, again with the promo. Can't help with the rest, as we didn't choose those options. Re: Cost of variations at Hopetoun !! 7Mar 23, 2009 8:00 pm I know the Wattyl ID 3 coat system was $2200 for us. Our mortar upgrade to off white was just under $1000 but that was for a 42sq double story. $100 for an outdoor double pp. Approx $40 for additional internal ones. Internal door upgrades was about $70 each for the 2 panel doors, we didn't end up getting them - would have cost us about $2000 for the whole house. Hope that helps My karma ran over your dogma Re: Cost of variations at Hopetoun !! 8Mar 23, 2009 11:10 pm As far as i heard, downlight will be around $100 each (so we give up our downlight plan, and will do it after hand over. ) Carpet upgrade to cat 2 is around 5000 frosted glass for bath will be aroung 150, forestd glass for door - we never know how would PD charge us. Please see erinleigh's post about glass of door. viewtopic.php?f=31&t=15479 But we are buildind PD Access, might pay more for same upgrade then you. building P.D Kensington 24 @ Craigieburn Re: Cost of variations at Hopetoun !! 9Mar 24, 2009 6:53 pm Most of what I know has been covered off, however if you are wanting to get pendants installed, its probably cheaper to get PD to either install a junction box or a batten in the spots you want them and then get them fitted once you have the keys 'A bottle of wine contains more philosophy than all the books in the world.' Our house is also 29 squares - The Francis so the prices should be relatively similar. Re: Cost of variations at Hopetoun !! 11Mar 24, 2009 8:59 pm Thank you all You guys are awesome, you've covered 90% of the price list. I just need to find out what the price of the bricks is !! We're planning to get the Boral Velour Pearl Grey. Thanks again Re: Cost of variations at Hopetoun !! 12Mar 24, 2009 9:00 pm I just got a price to go to category 3 bricks today. But that is with Prestige so that's Austral. Our house is 39sq and I was told 2k approximately! I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Cost of variations at Hopetoun !! 14Mar 24, 2009 9:38 pm We were told by our salesman that going to cat 2 bricks was relatively cheap and only about $400. But going to cat 3 was a big jump to $2000 plus. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Remember, amateurs built the ark, and professionals built the Titanic." Re: Cost of variations at Hopetoun !! 15Mar 24, 2009 9:41 pm Okay great. We have two choices for the bricks at the moment, Option 1: Dark brick (Jarrah) with off-white mortar or, Option 2: Light brick (Pearl Grey) with natural grey mortar. Our choice will be on the cheapest option. Re: Cost of variations at Hopetoun !! 16Mar 24, 2009 9:47 pm This forum is great isn't it? because you will definitely have a big advantage going to Hopetoun with this kind of information about the prices. I wish I had joined this forum before our colour and electrical appts. But luckily we had a strict budget so we only went over by $5k lol. BTW you will most likely want to upgrade the carpet underlay as the standard is pretty cr@p. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: Cost of variations at Hopetoun !! 17Mar 25, 2009 12:45 pm carpet underlay ??? what's that ??? what's diff betwn standard and cat1 ?is that easy to wear out ? btw, was wondering why the hopetoun can't tell the price and our tender appmt will be before color. Sofi The underlay goes under your carpet, a higher category will make it softer to walk on. We have gone for Catergory 3 which is a $204 upgrade for 4 rooms and a rumpus room. Definately worth it, if you ask me. Building with PD - Regent 23 Cascades on Clyde Estate HomeOne Building Thread - PCI Completed - 28th August. Handover - 11th September.
