I was hoping I could pick your brains here to see if there is a design that incorporates the features I like in a house. I would like a 4 bedroom double storey house that has a media room (similar to Eden Brae Windsor 46), a large kitchen, open living, and the living room that goes through the second level (I don't know how to describe this properly, the Clarendon Carlisle does this in their living room, the stairs that go up overlook the living area downstairs, that part of the house has an extremely high ceiling of about 18 m, if you click on the Photo Gallery, you will see what I mean. http://www.clarendon.com.au/Homes/Detai ... state=nsw# ) A question about floor space ratio, for a set up of something like the Clarendon Carlisle where the floor space of upstairs being smaller than downstairs, does that mean I would be able to get a bigger house on a piece of land? It's only the actual floor space that counts, right? The Carlisle gives the illusion (or not) that it is a bigger house than the actual floor space. ETA: It's called open mezzanine. I know when we looked at double storey we narrowed it down to that Eden Brae one you mentioned as well as the largest Allworth double storey. It had the most amazing-ly large kitchen. I haven't acquired land yet, but I think it'd be unlikely for me to buy land that is big enough to build a 46 squares house in Hornsby Shire, NSW. I definitely like the "vaulted ceilings to living and dining rooms". It makes the house look grand and spacious. I think that is my number one requirement.
