Once approved we are expecting construction plans and contracts to take an extra 6-8 weeks on top of that. And of course we know building will commence within 20 days of contract signing.
So.... my question is when do you think we should be looking to move out and organise the demolition? Now? Or perhaps when the DA gets approved? Naturally we want to avoid renting for as long as possible but also don't want to cut it too fine. Our demolition company needs about a months notice too but they only take about a week to do the job. If you've been through this your experience/feedback would be great! Yep this is a hard one. We didn't do a demo, so can't help you with those timings....but I would look at your rental market in your desired area, and see how much stock is around. For us, there are few properties to rent that suited our needs (area, 3 beds, allowed a pet, in price range etc etc) so we just had to take a rental when we could get it. In general the Sydney rental market is a shocker, so I would have thought sooner rather than later. In the scheme of things, a few more weeks rent, is a fraction of the house build $$ wise. Thats just MHO anyhoo! (Although I do hate the fact we have paid soooo much rent!) Bel Still not in. Don't ask!? Re: Timing moving out & demolition 4Mar 22, 2009 11:09 pm Firstly, is your demolition DA separate to the construction DA that's in with council? If so, you'll have to wait until it's approved. If it's a separate DA and you already have approval, I'd wait until the construction DA is approved, as you said it would be 6-8 weeks for contracts etc. Best to start looking for a rental property then too, depending on your needs. Yes, you'll end up renting longer than you wanted, but it's better to be sure. I need to give the demo guys a months notice so perhaps as soon as the house DA has been approved I'll book them in and move out. Bel - there are heaps of rentals around here so we'll be squishing into a unit in the same burb to save on costs and still be close to preschool, school, swim school etc ... As long as it's got two bedrooms it's probably not that much smaller than our current house as sad as that sounds!!! With kids etc we simply couldn't risk living at the house when either supply could suddenly be cut off. This forced a move 2-3 weeks prior to demolishers (or in our case house relocators). Same scenario here too... I packed up the house and organised to move out as soon as I could. The demolishes couldn't come in until the gas and electricity had been abolished. This process in itself took 20 working days. On top of that, the demolishes took 3 weeks to complete the job. It then took the building company just over 100 days to begin building after the site was completely cleared and handed over to them. In the end, I was out of the old house for 5 months before I saw any action...disgusting!! We had no problems with the Council, infact I think the approval went through with in a week. It's taken that long for my council to send out the letter to notify my neighbours of our application of which they then have a two week window to complain! Joke. Utter joke. We need to deck out shed with bathroom and electricity. Have called 5 electricians only one has turned up and didn't send the quote grrrr. Frustrating thing is that we can't move out until shed is decked out, can't do shed walls without wiring, ETSA wont give us two power supplies so they have to be switched over at same time, house is partially renovated so want to have a pre deomolishion sale, can't sell kitchen and windows until moved out.
