Was wondering if someone can reccommend when I should get an independent inspection done throughout the building process. Slab Stage?? Frame Stage??? I think the builder gets their own people out at slab stage but nothing at frame stage?? I would think the frame stage is very important How much do they usually cost? They allow 260days in the contract but it seems to be moving much faster. site scrape last week and pipes laid. Told slab will be tuesday and frame on 05/04. I have done one for frame/slab as well
You need to tell your SS that you have an independent inspector, so that he can let you know the expected completion time for the work (e.g. frame completion) and you can then organise your inspector to do the work.. i never be onsite with my inspector except for the pre-handover And recommendation. ask that they cure the slab (atleast a week) Floor coverings are? If tiled/slate ask for NO curing agent be applied. ie concure or other wax sprays. Thanks for letting me know about the curing agent, I hadnt heard of that I havent even thought about a set down. As they already have the slab plan would it be too late to change that?? normally are there just before the pour if they want to. Set down is for the granos to workout it should be on the plans... are you having tiles in your wet areas? The setdown should be tile thickness plus tile adhesive + 40mm at the door jamm (middle of frame) it is just a measurement plus the falls. We used Kevin from New Home Inspections for a pre plaster inspection - he found several issues with our home, one in particular which could have potentially caused major problems in the future if not addressed - and once the plaster is on, you would never know about it. I think he recommends one more for double storey??? but not sure what stage. Agree with oztish though; if you can only afford one go for pre-plaster.
