We bought 2 hectares in 2008 and are in the process of building with a Project Builder. Survey and Soiltest have been done and in the Tender Letter came up the following Issue: Additional Survey Requirements at the cost of $1200. As we had not heard from the guys while conducting the actual Survey we had no idea that PEGS were missing. We bought the land fully fenced by the original owner as she had done before subdividing 13 x 2 hectares and selling off. It was explained that we could search for the PEGS or PINS as they are called officially ourselves and if discovering at least three, then to give the Surveyers a call. If they are satisfied with three then we would not have to pay the additional fee. We searched and found three PINS and three PEGS (white peg with yellow painted top, some with a number corresponding with number and position on Land Registration Documents). All the PEGS were found next to a Fence Pole close near the spot where the PIN should have been. Has anybody an idea if the three PINS will be enough to set out the house on the land? cheers Re: Survey - Boundery Pegs missing 2Mar 20, 2009 7:49 am We called the Surveyers and they would not give an answer if three PINS would be enough. They told us that they would come in anyway to confirm the position of them. Costs $800 - 900.
Raises the questions if they should not have done that in the initial Survey. The PINS were there where the Land Registration said they should be. Anyway, we went over to the neighbours who showed us at least two PINS at their border and they are happy to allow the Surveyers to use them for positioning our house. So, hopefully this little saga ends here and now without extra costs. Re: Survey - Boundery Pegs missing 3Mar 20, 2009 8:38 am I had the same situation where1 peg was missing. Unfortunately, the builder will not start construction if 1 peg is missing.
What I did is called the agent and he organise to get the land resurveyed. All this cost me nothing. I believe it would be better if you give the agent, from whom you bought the land, a call; worth tryng. Good luck Re: Survey - Boundery Pegs missing 5Apr 04, 2009 8:48 am From the builder we've got the reply that it is the Surveyer who does not want to position the house without ALL PEGS in place. Even the Building Manager of Coral Homes seems to find this very much overdone as we stay well away of Boundery Setbacks and have two hectares to put the house on. They would be happy to except the remaining three pegs. Furthermore Coral does not accept a re-installation of the PEGS by another Surveyer and this company charges us $1200 for this. A total RIP OFF. As we considering a second builder we brought up the missing PEGS in our conversation with him and he said that he had never heard of any problem with missing Pegs but if there would be than they would charge $400. cheers To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless.
