Anyway, possible problems: B1 and 2 come directly off the liveing area - will this be a problem for noise? A possible solution may be to swap sitting room with either B1 or B2 - this would have the benifit of separating that bedroom from the casual liveing area (which tends to be the noisier liveing area.) Also the toilet seems a bit close to the kitchen - not sure how you can do anything about this though. I would also swap bed 1 and the sitting area around keeping it in line by making it narrower, unless you want to keep the 2 living areas seperate. Or I would even look at bringing bed 2 behind the garage and moving it all up and having the wall straight accross the back and extending the width of the alfresco. I also go with swapping the bathroom for the laundry as the toilet is indeed too close to the kitchen.

I personally think that the toilet is abit too close to kitchen. As taffie and jolie have mentioned, do consider swapping the toilet and bathroom with the laundry. I would also close off the sitting room and make it into formal theatre. its just personal preference tho, coz i like to watch DVDs! From your floorplan storage of longterm stuff (ie winter clothes) might become an issue. Re: Feedback on floor Plan 11Mar 19, 2009 7:05 pm hmm, i'd make LOTS of changes to this plan. I'd put BR2 at where sitting room is, put the bathroom in between br 2 and 3. sitting room moves up to next to living room, and kitchen and dinning move to when BR2 was. sitting room and living can be separated by half height wall, or a full height wall if you want it to become a theatre in the future. or sitting room can go to where BR2 was...i know they're flexible. Re: Feedback on floor Plan 12Mar 19, 2009 9:01 pm I would also move bedroom 2 and the bathroom to where the sitting room currently is. I would then move bedroom 1 down to right behind the garage but flip the ensuite/wir to the other end and move the door to bedroom 1 right down to near the garage. This would mean the bedroom doors are all in the hallway prior to entering the kitchen meals area etc. and be a little more private. I would then have the laundry in the centre section and the sitting room where bedroom 1 currently is.
If you did move bedroom 1 down you would have to move the external door of the garage across a little closer to the fence to give you the extra width that bedroom 1 currently is. I would swap the bedroom2 and the bathroom, since its too close to the kitechen. Also a question is Should i reduce my pantry to a 3 door pantry and thus have more platform space?
