Hey Edgar's, unfortunately it is all too common a story. Not sure what benefit there is in continually pushing out the titling of the land. It just gets people frustrated. We waited about a year too. All worthwhile in the end when you are in your new home. Good luck with the build. I am happy to be corrected by anyone with more legal knowledge than me, but my understanding is that when you pay your deposit, this is just a holding deposit on the land. For the land to be titled it must be finished and then registered with the council. This means the roads and services such as water and electricity need to be in place. Once this is finished the council needs to approve that all has been done to their standards. Hope this helps. Land must be titled before a building permit to build on it can be granted by the council, so whatever you plan to do with your block doesn't even come into the picture when it comes to granting titles. The only problem is that the estates are notorious for titling late because the developers fall behind schedule in building and connecting the infrastructure. Mind you, some have been very late but some stages have titled on time. Hope you are one of those. Thank you in advance! not a stupid question - if you haven't done it before it's bloody confusing. the land being title basically means (to my knowledge, i'm hardly an expert) that the subdivision is complete, the land titles are ready to go and just awaiting settlement. so depending on what stage you bought in, the first step is to wait for notification that your land has titled. once this happens they'll arrange through your solicitor/conveyencor a settlement date. your solicitor/conveyancer will work with your finance provider to inform you of what you need to contribute to facilitate the settlement (cheque) once the settlement goes through, you now own a block of land and will begin making repayments to your home loan. your builder then goes through the process to get approval for the plans and building etc and within a few weeks should be able to let you know what your anticipated site start date is. One piece of advice, make sure you double and triple check the figures that your bank/conveyancer informs you. they can get it wrong. Hey Glen, I'm house sitting in Mernda at the moment and I drive south on Epping Road/High Street around 7:00am. No problems getting through that area what so ever - no waits at Eucalupt or Lyndarum lights, no waits at Findon Road roundabout, and generally no waits at McDonalds Road. I say generally as one time at that intersection I didnt get through on the first green, but was first in line for the next green light I'm not sure what the traffic is like on High Street after McDonalds Road as I go down Davidson Street to get onto Dalton Road, but I wouldnt expect any delays, especially if you go though at 6:30am!
