So i am not sure if i am going to fix the site cost or not if ever i proceed. I have less than 1m fall on the land (not sure how much fall on the construction area). Based on the guys that have already built around aurora area, did you end up fixing your site cost? Or how much did your site cost ended up? Trust me, you'd surprise how much rocks are under Aurora, just go around the construction sites you'll find out. IMO fixing site cost will give you peace of mind. You should flip through the pages in this thread to see how much more people were paying for their site cost without fixing it in the past. If its just a quote from the sales consultant it doesnt count for anything. A Lot of variables effect site costs eg. Thanks sogg for the info. I do realise that buidling house in 'North' does cost you extra money on site costs, which is a big pain. 'West' does not have that much site costs, but don't really comfortable living in that end. After gone through almost every estate in North, Aurora is the only one have a potential plan for development in future despite too many building restrictions. I have Port3r quoting me at 30k, simm0nds is around 15k, and carlisl3 as 25k.. these are just estimates so i am not sure it would go up or down. pretty steep just for site cost i believe. I am not getting much positive feedback on burbnk..had a couple of friends who built with them. I will talk to them again soon to get their beef during constructing with burbnk... We have recently purchased a land in South east Mel., and we decided to do through Slater & Gordon conveyancer. I would strongly suggest and recommend them as well. We have gone around and seek couple of quotes, and then approached S&G and they offered 5% price beat guarantee on written quote, so in the end a good name and a alright pricing helped me. If you want a detailed pricing details, i am also happy to share the same... I built with Burbnk, they are all right. We had site supervisor changed half way as the first one was an awful person. But the second one was pretty good at what he does. In fact, most of the big builders are similar. Don't expect you will cruise through the building processing, it'll be stressful if you are a person pay attention to details. One thing IMO you must do is to hire an independent building inspector who has the knowledge of building standards. He can spot lots of things you won't see and the builder will have to fix almost everything from his report because the builder needs to comply to the standards. I saw tons of rocks were dig out from my land as it's like literally a rock carpet under 50cm of the soil. And i believe in builders, it also depends on the tradies and site supervisors. so maybe my friend did not get the better of the lot. I reckon i have less that 1 meter fall, so hopefully all good. but still the quote is within the range of 22k-30k (and subject to soil test). I was thinking, if they fix the site cost at 30k (after soil test), could i just negotiate it not to be fixed? I think that after the soil test, their estimate is from the Max (being the Estimate) or lower. So if they are fixing it at 30K, they have an idea that it wont be more than that... - I belive they wont be underestimating the site cost after the souil test is done. What do you think? How about the bushfire levy? that is pretty expensive as well (around 5k). how do we know if we need to pay this levy? The legend will show you the shading that determines the bushfire zone. Even if only a tiny portion of your block appears in the zone, you'll be up for the charges associated with meeting the bushfire protection. The bushfire zone gets reviewed from time to time so worth coming back to the map every now and then to see if your home is no longer in the zone.
