You can see swales at Aurora on naturestrips that have a slight depression or slope in the grass. This acts as a channel for water run-off from your driveway, roof and the roads, allowing water to seep through the ground while the swale filters out pollutants. After periods of heavy rainfall, water may remain in the swales for a short period of time while the pipes under the swales carry the excess water through the system. VU said it will be tittled by aug, just wondering what is every once experience in regards to tittle the land, site cost, process time, internet, other costs, over all the estate, pls share as I am a newbie, cheers i think it depends when it comes to titles, mine was only one month behind what they told me but i know alot of the early stages were way behind. The was no site cost with me it was all in my contract with house and land so check your contract and ask builder. I built with burbank and i have to say they take forever with there paper work to get going infact nearly as long as it took to build. I left $10,000 in march when the land was titled in june it still took another 3 months after that to have the paper work done. As far as the building they were pretty quick except there were a few delayswith there tradie hurting himself and they took awhile finding a replacement so it held the rest up. i have been told for my stage (14) there is no interent phone or tv as yet but it should be sorted shortly they are in talks with a few providers at the moment so as far as price for that i cant tell u. All the fibre optic connections to the house were included in the price of the house its a requirement. i didnt have any other costs as far as building except any upgrades i wanted which werent much.There is a stamp duty on land you have to pay on settlement of land i think it was around $4 to 5000 your solicitor will tell you about that. oh and check the requirements if it is a corner block with vu they have other requirements. i hope i have helped Yes its a corner block, hope everything will work out well. I have seen the designs of burbank and its pretty nice, but I need to signup the building contract before end of june to get the govt grant. The only one thing I don't like is the block depth all the aurora lots are 30m depth, if its a 32m I would get some more backyard. Also after stage 17 VU not allowed to put an alfresco with the house, luckily i was told by VU that I can put an alfresco because I am in stage 17. What the sales person told me is a 3m setback from the front, 5.5m setback from the front to the garage (stupidity, no homes have 2.5m distance from the front of facade to the the garage), 2m setback from the side because its a corner, and there is a 3m easement in the back. I read some where on this forum saying VU wont allow to put a fence in the corner, is its then pretty bad, its a real safety issue. I like the VU's plans, open spaces, parks etc, but still the roads a really narrow if compared to the other estates. Would have loved to attend the recent AGM if time permited. Well done to everyone who did attend and drafted information for all of us. My wife and i are very open to the idea of a social gathering (eg. bbq) or does anyone else have pets that needs socialising? We just welcomed an 8 week old Golden Retreiver pup into our family and in the process of house training her Oh and did i mention we just moved in too! 5th of March to be exact and even after 4 days of cleaning and assembling furniture we are still only 50% finished! The past couple of weeks have been the most stressful time of my life, and we are still missing one ceiling fan, and a few items yet to be fixed. I don't think anyone will be here to fix them anytime soon though, might have to wait for the 3 month maintenance crew to turn up before things get done and by then my fix-list would have trippled in length! On top of my head, there is a thread called 'building with burbank', there are tons of information in it. Also, regarding the site costs, if you go back to the previous pages, you can also find them. But I believe the site costs are fixed for Burbank. You can get this information when you talk to their sale's guy. I have been living on Aurora for over two-and-a-half years and have been very happy with my home. I've joined the forum in order to "meet" neighbours since VicUrban have not been very proactive in this area for a couple of years. I'm a member of the Aurora Community Association and attended the meeting on Tuesday night where I was surprised by the sense of hope I got from the new VicUrban bloke, Luke. I do have a query, though. I have recently discovered that the purple tap in my front yard, which is attached to the house (unlike others I see around) has apparently been leaking in the wall because I see mould forming on the render where the wet patch is. I would ring Yarra Valley Water except for some reason my phone isn't working today. (FTTH?) Has anyone else noticed this? It does help to know that someone else on the estate has a working phone (even if mine isn't). Not sure what that's about. My purple tap is on the north wall and although I say it's been a long time, my water bill suggests it's only been during the most recent billing period / quarter. My recycled water usage more than doubled in this billing period so I reckon that's when the problem started. I've emailed my builder and Yarra Valley Water and I'll probably ring them from work tomorrow. I'm also looking for a plumber to come and advise me. I drove from Epping road (coming from my son's school in Mernda) to St. Kilda via Epping road, Hayston Valley estate, Findon Road, through Plenty Valley shopping centre car park to Childs Road, Betula Ave, McKimmies, Plenty Road, Albert Street, Hoddle and so on...what a nightmare. The weird thing is, I got to work 5 minutes later than my usual route which is Miller Street/Cooper Street/Ring Road/Bolte Bridge/Kings Way/St. Kilda Road... I'm going to investigate Craigieburn Road East. Does anyone else go this way onto the Hume Fwy? Is it hard to get onto the Fwy? because Miller Street is a nightmare and I've given up on it. It takes me 20 minutes to get to Cooper Street via Miller. High Street looks worse but does flow quicker into Cooper. I sometimes prefer to head up the Hume Bypass to Craigieburn Rd and come back to Aurora from the north, just to avoid the frustration that sitting in slow-moving traffic can cause. Heading into town the same way (Epping Rd north to Craigieburn Rd, then south on the Hume Bypass) is definitely do-able. You might have to calculate your timing and petrol usage, depending on what time of the day you're travelling. You could try Dalton, Cheddar then Broadway to get to Albert St for future reference. Dalton Rd is slow during school times, but other than that it should be better than plenty rd. Craigieburn rd is probably the best way to get to the freeway, there's a roundabout a few km down from epping rd turning left there is the entrance ramp to the freeway, should be heaps faster than battling the congestion on cooper and high sts. High Street / Miller street WHAT A JOKE! Miller street was good the first coupe of weeks after it opened, now its a nightmare.... It was banked back to the soccer ground this morning.... Before miller street opened I used to go up to craigeburn rd... The one thing it is really good for is a reduction in stress! Timewise you don;t save allot, however your time is generally never changed as traffic is normally rather light... And fuel... I reckon you use about the same, even though you drive further, there isn't the stop start that really uses up the fuel... I don't think Miller St was ever supposed to be a solution - it doesn't even connect through to McDonalds Rd, although it has made a huge improvement to high st conditions. The real solutions are Edgars Rd and O'Hearns Rd, which really should have been done 4-5 years ago when they were starting lyndarum, hayston and aurora. The new freeway should also take a lot of the traffic going through to South Morang and Mernda instead of going down McDonalds and Findon. The setback from the kerb is 4m.
