In addition, did you sign the contract before the soil test and engineering plans been done (most likely you did, as this is how JGK works), if you did then you could have a case to argue but I'm no law expert just expressing my opinion. In addition, you are entitled to get the breakdown of the cost for rock removal and any evidence such as receipt/invoice that the builder received. Good luck. Thanks Polo. The contracts were signed back in 2007 so the memory on this is a little foggy. We're in the middle of moving house (because we can't wait for this place to be finished and need somewhere to live!) so haven't had a lot of time to look over the paperwork in detail. Once we get the official letter from JGK we'll take our time and go over everything with a fine toothed comb. It's hard to believe JGK didn't know about the amount of rock they were planning to build on and that the plans they drew up are totally inappropriate for the site. They either didn't check or didn't much care. They either didn't check or didn't much care. Please check what has been mentioned in your contract. For us it was made very clear that it would be a "fixed price contract" no matter what quantity of rocks come or the surveyor needs to survey the site 'n' nos of times for missing pegs or anything. Everything boils down to what has been signed for by you in the contract. My partner is having a place build in Aurora by JG King and had this exact issue. We wrote to the builder and VicUrban and just last week got a response from VicUrban to say they'd arrange for these taps to be moved at their expense. Now we're not counting the chickens just yet but the situation is looking up a bit. So my suggestion, if you're having this drama, take a photo and mail it with a letter to the rep at VicUrban. And on a similar topic, we're now having dramas with the builder over rock removal. There was a $6k allowance for rock removal from the site (which is pretty tiny to be honest) and this very quickly blew out to a bill of an extra $16k! Now, with the house just about built, the builder is telling us we need to stump up another $7500 for a retaining wall between the strip of garden and the garage at the back. Turns out there's so much rock they cannot excavate it as they'd indicated on the plans. Now it occurred to me that anyone with half a brain knows the whole area is basically chunk of basalt, you only need to see how much they pile up beside the road to know that, so how could JG King have estimated this so low? Hindsight is a wonderful thing but was the $6k allowance a massive underestimation to keep the price low on paper? Just curious to know who has had to pay extra for rock removal? Hi I build my home with JGK, they are cheaters. they told me they have removed 22cubic. they haven't took me to site I went after hours and I took photos. I ask them they showed me the bill and they billed $995 for rock blasting. I fight with them and I paid since my circumstance was like that but now they haven't come to fix the minor issues. so I thought this is a chance to sue them in consumer affairs. i am taking photos of all defective.I spoke to consumer affairs they told me I can lodge a complaint for rock removal issues as well. my suggestion if you have a photos you can take them to VCAT or consumer affairs. don't leave them. if your confident send them register post tell them rock what they are charing is not right and symbolically send them consumer affairs form saying that your going to consumer affairs. check your roof it is not closely packed with tiles. can ask you who is your site supervisor. if its Craig you can straight way go to consumer affairs. you can tell them they haven't took to site and tell them they are ***. am the victim of JGK Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 1026Dec 23, 2010 5:01 pm Hello everyone, I am amazed at the speed at which these builders work. I notice that Burbank uses TruEnergy in the contract. Could you change the supplier in the contract or you have to do it after build? Thanks julzg, the smart metre is the new electricity metre that hooks up into network and sends the data to the suppliers and there won't be someone checking out your metre every 3 months anymore. It also automatically calculates peak and off-peak usage. It's currently rolling out across victoria. Since I am building a new house, I wonder they should put the new smart metre in straight away, saving the trouble to replace it later. But I am not sure.
